ORDINANCE 2285
AN ORDINANCE BY THE CITY OF NORTH RICHLAND HILLS, TEXAS
AMENDING ORDINANCE NUMBER 1874, THE ZONING ORDINANCE, TO
AUTHORIZE A PLANNED DEVELOPMENT FOR A MINI-WAREHOUSE;
PROVIDING A SEVERABILITY CLAUSE; PROVIDING A SAVINGS CLAUSE;
AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, after appropriate notice and public hearing, the Planning and Zoning Commission
of the City of North Richland Hills, Texas, has forwarded a recommendation to the City Council
for amendment of Ordinance No. 1874 by changing said Zoning Ordinance as set forth herein;
now therefore,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS,
TEXAS:
1.
THAT, in case number PZ 98-11, a Planned Development be hereby authorized for a Mini-
warehouse on the property described as follows:
BEING a portion of TRACT 2, BRENTWOOD ESTATES, an addition to the City of North
Richland Hills, Tarrant County, Texas as recorded in Volume 388-97, of the Plat Records of
Tarrant County, Texas and a portion of that tract of land out of the Thomas Peck Survey,
Abstract No. 1210 as conveyed to Robert Mehlberg in Volume 4745, Page 455 Deed of
Records Tarrant County, Texas, said tracts being more particularly described by metes and
bounds as follows:
BEGINNING at a 'Y2 inch capped steel rod stamped "MOAK SURVY INC" found for the
southeast corner of said TRACT 2, and being in the westerly right-of-way line of Davis
Boulevard-Farm to Market Highway 1938, (a 120 foot right-of-way);
THENCE South 88 degrees 14 minutes 55 seconds West, a distance of 702.97 feet to a point of
corner, said point bearing North 88 degrees 14 minutes 55 seconds East, a distance of 60.02
feet from a 'Y2 inch square steel rod found for the southwest corner of TRACT 2, said point being
in the East line of Block 1, of STEEPLE RIDGE, an addition to the City of North Rich/and Hills
as recorded in Cabinet A, Slide 105 of the Plat Records of Tarrant County, Texas;
THENCE North 00 degrees 10 minutes 15 seconds West, parallel to the east line of said Block
1, STEEPLE RIDGE, a distance of 457.15 feet to a point for corner in the North line of said
Mehlberg tract;
THENCE North 89 degrees 19 minutes 40 seconds East, along the north line of said Mehlberg
Tract, a distance of 496.34 feet to a point for corner;
THENCE South 00 degrees 27 minutes 05 seconds East, departing from the north line of said
Mehlberg tract, a distance of 394.73 feet to a point for corner;

THENCE North 88 degrees 14 minutes 55 seconds East, a distance of 240.30 feet to a point for
corner in the easterly line of TRACT 2 and the westerly line of said Davis Boulevard.
THENCE South 33 degrees 20 minutes 45 seconds West, with said westerly right-of-way line of
Davis Boulevard and the easterly line of TRACT 2, a distance of 64.78 feet to the POINT OF
BEGINNING and containing 236,847 square feet or 5.436 Acres of land.

THAT, development of this property shall be consistent with the site plan attached as Exhibit
"A,"
3.
SEVERABILITY CLAUSE. That it is hereby declared to be the intention of the City Council that
the section, paragraphs, sentences, clauses and phrases of this ordinance are severable, and if
any phrase, clause, sentence, paragraph or section of this ordinance shall be declared invalid or
unconstitutional by the valid judgment or decree of any court of competent jurisdiction, such
invalidity or unconstitutionality shall not affect any of the remaining phrases, clauses, sentences,
paragraphs or sections of this ordinance, since the same would have been enacted by the City
Council without the incorporation in this ordinance of any such invalid or unconstitutional
phrase, clause, sentence, paragraph or section.
4.
SAVINGS CLAUSE. That Ordinance Number 1874, the Zoning Ordinance of the City of North
Richland Hills, Texas, as amended, shall remain in full force and effect, save and except as
amended by this Ordinance.
5.
EFFECTIVE DATE. This ordinance shall be in full force and effect from and after its passage.
