ORDINANCE NO. 2165
WHEREAS, that portion of Ross Road right-of-way in the City of North Richland Hills,
Texas originally dedicated as part of Block 33, College Hill Addition, North Richland Hills, Tarrant
County, Texas, and specifically that portion which is adjacent to Block 33, Lot 1 R; Block 32, Lot 1;
Block 34, Lots 1 and 2; and
WHEREAS, the City Council finds that the dedication of such portion of Ross Road right-
of-way should be vacated;
NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
NORTH RICHLAND HILLS, TEXAS, that:
1.
Dedication and use of that portion of the right-of-way described above and as indicated on
the attached Exhibit "A" and Exhibit "B" is hereby vacated in favor of the legal owner of College
Hill Addition, Lot 1 R, Block 33, North Richland Hills, Tarrant County, Texas.
2.
The City Council finds that any right-of-user established by prescription in favor of the
public has now been abandoned and that the ownership and use of the real estate in question
should revert to the owner of College Hill Addition, Lot 1 R, Block 33 free and clear of any
prescriptive claims or other rights in the public and it is so ordered. The City of North Richland
Hills hereby retains any and all easements shown on plat of Lot 1 R1, Block 33, College Hill
Addition approved by the City Council on November 25, 1996.
3.
Exhibit "A" and Exhibit "B" attached hereto and made a part hereof describe and show that
portion of the right-of-way affected by this ordinance.

DESCRIPTION OF PROPOSED ROSS ROAD VACATION

SITUATED In the City of North Richland Hills. Tarranl' Cóunty. Texas. and being a portion of Ross Road
(former County Road Project No. 3004) in the J. H. BARLOUGH SURVEY. Abstract No. 130. and said
portion being more fully described as follows:
BEGINNING at the most southerly corner of Lot I-R and the most southerly southeast corner of Lot 2 in
Block 33. College Hili Addition. as shown on plat in Volume 388-208. Page 41. of the Tarrant County Plat
Records. said point being in the northwesterly line of said Ross Road;
THENCE with the southeasterly line of said Lot 1-R for the northwesterly line of said Ross Road. the
following courses and distances:
North 27 degrees. 41 minutes. 50 seconds East. 76.45 feet to an angle point in said
southeasterly line;
North 42 degrees. 52 minutes. 50 seconds East. 150.13 feet to an angle point in said
southeasterly line;
North 50 degrees. 52 minutes. 20 seconds East. 175.24 feet to an angle point in said
southeasterly line; and.
North 61 degrees. 09 minutes. 00 seconds East. 57.84 feet to the most easterly corner of
said Lot 1-R and the most southerly southeast corner of Lot 1 in Block 32. College Hill
Addition. as shown on plat in Volume 388-123. Page 97. of said Plat Records;
THENCE North 62 degrees. 59 minutes. 55 seconds East with the southeasterly line of said Lot 1 for said
northwesterly line of Ross Road. 37.51 feet to a 1/2" iron rod found in place for the most easterly
southeast corner of said lot 1 and the southwest corner of Lot 1. Block 34. of said College Hill Addition.
as shown on plat in Volume 388-150. P~ge 96. of said Plat Records;
THENCE North 64 degrees. 04 minutes. 40 seconds East with the southeasterly line of said Lot 1. Block 34.
and continuing with the southeasterly line of Lot 2 in said Block 34 for said northwesterly line of Ross
Road. 95.19 feet to the southeast corner of said Lot 2. Block 34 in the westerly line of Davis Boulevard
(State F. M. Highway 1938)[120 foot wide right-of-way at this point] for the northeast corner of this
portion of said Ross Road;
THENCE South 11 degrees. 48 minutes. 15 seconds West (base bearing from TxDOT) with said westerly
line of Davis Boulevard for the easterly line of this portion of Ross Road.. 69.54 feet to the southeasterly
corner of this portion of said Ross Road:
THENCE South 64 degrees, 04 minutes. 40 seconds West. 52.12 feet; South 62 degrees, 59 minutes. 55
seconds West. 36.99 feet; and South 59 degrees. 52 minutes. 18 seconds West. 11.83 feet to the
northwesterly corner of Lot 3. Block 2. College Circle Shopping Center as shown on plat in Cabinet A.

THENCE with the northwesterly line of said Lot 3 for the southeasterly line of Ross Road. the following
courses and distances:
South 61 degrees. 34 minutes. 55 seconds West. 38.96 feet to a capped iron rod for an
angle point in said northwesterly line;
South 50 degrees. 36 minutes. 10 seconds West. 165.83 feet to a capped iron rod for an
angle point in said northwesterly line;
South 42 degrees. 59 minutes, 15 seconds West, 139.05 feet to a capped iron rod (x:;: 1..0
