ORDINANCE NO. 1922
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE WITH ARTICLE 2, SECTION 200, OF ZONING ORDINANCE NUMBER
1874, PASSED, APPROVED AND ADOPTED BY THE CITY COUNCIL ON MARCH 22, 1993; PROVIDING A SEVERABILITY
CLAUSE; PROVIDING A SAVINGS CLAUSE; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, after appropriate notice and public hearing, the following recommendation is submitted to the City Council of
the City of North Richland Hills, Texas, by the Planning and Zoning Commission; and
WHEREAS, the Planning and Zoning Commission of the City of North Richland Hills, Texas, has forwarded a
recommendation to the City Council for amendment of Ordinance No. 1874 and the Official Zoning Map by rezoning
certain property; now therefore
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS, TEXAS:
1.
THAT, on Case Number PZ 93-05, the following properties shall be rezoned from R-8 Zero Lot Line Single Family
Residential to R-2 Single Family Residential:
ALL that certain tract or parcel of land situated in the WA Trimble Survey, Abstract 1520, Tarrant County, Texas,
and being a portion of that same tract described to Rostland Texas Inc. (Tract 3) as recorded in Volume 9854, Page
1960, Deed Records, Tarrant County, Texas and being more particularly described by metes and bounds as follows:
BEGINNING as a 5/8-inch steel rod at the northeast corner of Lot 1, Block 11, Meadow Lakes Phase III, an Addition
to the City of North Richland Hills, Tarrant County, Texas as recorded in Cabinet A, Slide 30, Plat Records, Tarrant
County, Texas, said point being on the southerly right-of-way line of Skylark Circle (a 50-foot right-of-way), said point
also being in a curve to the left whose radius point bears North 01 degrees 37 minutes 54 seconds West at 189.00
feet;
THENCE Northeasterly with said southerly right-of-way line and said curve to the left through a central angle of 56
degrees 40 minutes 39 seconds and a total arc distance of 186.96 feet to a 1/2-inch capped steel rod stamped
"MOAK SURV INC";
THENCE South 40 degrees 05 minutes 26 seconds East generally along the westerly side of a concrete and earthen
dam, 396.40 feet to a 1/2-inch capped steel rod on the common boundary line of said Rostland Texas, Inc. tract and
that same tract described to Meadow Lakes Community Improvement Association and Skylark Circle Community
Improvement Association as recorded in Volume 10627, Page 120, Deed Records, Tarrant County, Texas;
THENCE Southwesterly with said common boundary line the following calls:
South 28 degrees 23 minutes 59 seconds West, 86.25 feet to a cross cut in concrete;
South 70 degrees 03 minutes 07 seconds West, 172.43 feet to a cross cut in concrete;
North 85 degrees 00 minutes 48 seconds West, 162.98 feet to a 1/2-inch steel rod;
North 47 degress 04 minutes 30 seconds West, 101.42 feet to a 1/2-inch capped steel rod stamped "Moak
Surv. Inc.";
North 29 degrees 47 minutes 24 seconds West, 59.88 feet to a 1/2-inch capped steel rod stamped "Moak
Surv. Inc.";
North 48 degrees 54 minutes 31 seconds West, 7.48 feet to a 1/2-inch steel rod at the southeast corner of
said Lot 1, Block 11, Meadow Lakes Phase III;
TH ENCE North 32 degrees 09 minutes 11 seconds East with the east boundary line of said Lot 1, 109.80 feet to a
1/2-inch steel rod;
TH ENCE North 02 degrees 58 minutes 02 seconds East continuing with said east boundary line, 115.39 feet to the
PLACE OF BEGINNING and containing 2.9055 acres of land, more or less.
This property is located in the 6300 block of Skylark Circle, on the south side of the street.

THAT, the Official Zoning Map be redrawn to incorporate this zoning district boundary amendment and the herein
described ordinance number be affixed to the property described herein.

SEVERABILITY CLAUSE. That it is hereby declared to be the intention of the City Council that the section, paragraphs,
sentences, clauses and phrases of this ordinance are severable, and if any phrase, clause, sentence, paragraph or
section of this ordinance shall be declared invalid or unconstitutional by the valid judgment or decree of any court of
competent jurisdiction, such invalidity or unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs or sections of this ordinance, since the same would have been enacted by the City Council
without the incorporation in this ordinance of any such invalid or unconstitutional phrase, clause, sentence, paragraph or
section.
4.
SAVINGS CLAUSE. That Ordinance Number 1874, the Comprehensive Zoning Ordinance of the City of North Richland
Hills, Texas, as amended, shall remain in full force and effect, save and except as amended by this ordinance.
5.
EFFECTIVE DATE. This ordinance shall be in full force from and after its passage.
