ORDINANCE NO. 1923
AN ORDlNANCf; REZONING PROPERTY IN ACCORDANCE WITH ARTICLE 2, SECTION 200, OF ZONING ORDINANCE NUMBER
1874, PASSED, APPROVED AND ADOPTED BY THE CITY COUNCIL ON MARCH 22, 1993; PROVIDING A SEVERABILITY
CLAUSE; PROVIDING A SAVINGS CLAUSE; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, after appropriate notice and public hearing, the following recommendation is submitted to the City Council of
the City of North Richland Hills, Texas, by the Planning and Zoning Commission; and
WHEREAS, the Planning and Zoning Commission of the City of North Richland Hills, Texas, has forwarded a
recommendation to the City Council for amendment of Ordinance No. 1874 and the Official Zoning Map by rezoning
certain property; now therefore
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF NORTH RICH LAND HILLS, TEXAS:
1.
THAT, on Case Number PZ 93-14, the following properties shall be rezoned from R-6-T Townhome Residential to R-2
Single Family Residential:
ALL that certain tract or parcel of land situated in the W.A. Trimble Survey, Abstract 1520, Tarrant County, Texas,
and being a portion of Tracts 2 and 3 as described to Rostland Texas, Inc., recorded in Volume 9854, Page 1960,
Deed Records, Tarrant County, Texas, and being more particularly described by metes and bounds as follows:
BEGINNING at a capped steel rod stamped "Moak Surv. Inc." in the southwesterly right-of-way line of Skylark Circle,
a 50.00 foot right-of-way, said point being the most northerly northeast corner of Lot 3, Block 13, Meadow Lakes
Phase V, an Addition to the City of North Richland Hills, Tarrant County, Texas, as recorded in Cabinet A, Slide 32,
Plat Records, Tarrant County, Texas;
THENCE South 44 degrees 19 minutes 26 seconds East with said southwesterly right-of-way line, 70.00 feet to a 5/8-
inch steel rod at the northwesterly corner of Lot 20, Block 11, of said Meadow lakes Phase V;
THENCE North 89 degrees 19 minutes 26 seconds West with the westerly boundary line of said Lot 20,14.14 feet to
a 1/2-inch capped steel rod stamped "Moak Surv. Inc.";
THENCE South 45 degrees 40 minutes 34 seconds West continuing with the said westerly boundary line, 120.00 feet
to 1/2-inch capped steel rod stamped "Moak Surv. Inc." at the southwesterly corner of said Lot;
THENCE South 44 degrees 19 minutes 26 seconds East with the southerly boundary line of said Lot 20 and
continuing with the southerly boundary line of Lot 19 of said Addition, 165.00 feet to a 1/2-inch capped steel rod
stamped "Moak Surv. Inc." at the southeasterly corner of said Lot 19 and the northwesterly corner of Lot 16, Block
11, Meadow Lakes Phase IV, an Addition to the City of North Richland Hills, Tarrant County, Texas, as recorded in
Cabinet A, Slide 29, Plat Records, Tarrant County, Texas;
THENCE South 31 degrees 38 minutes 24 seconds West with the westerly boundary line of said Block 11, 82.46 feet
to a 5/8-inch steel rod at the southwesterly corner of said Lot 16 and the northwesterly corner of Lot 15 of said Block
11 ;
THENCE South 44 degrees 55 minutes 40 seconds West with said westerly boundary line, 133.25 feet to a 5/8-inch
steel rod at the southwesterly corner of said Lot 15 and the northwesterly corner of Lot 14 of said Block 11 ;
THENCE South 36 degrees 24 minutes 32 seconds West with said westerly boundary line, 136.67 feet to a 5/8-inch
steel rod at the southwesterly corner of said Lot 14, said point being in the common boundary line of said Rostland
Texas, Inc. Tract and that same Tract described to the City of North Richland Hills, Texas as recorded in Volume
9458, Page 538, Deed Records, Tarrant County, Texas;
THENCE northwesterly and northeasterly with said common boundary line the following calls:
North 89 degrees 37 minutes 56 seconds West, 157.62 feet to a 1/2-inch capped steel rod stamped "Moak Surv.
Inc.";
South 75 degrees 31 minutes 14 seconds West, 104.83 feet to a 1/2-inch capped steel rod stamped "Moak Surv.
Inc.";
North 57 degrees 24 minutes 46 seconds West 259.02 feet to a 1/2-inch steel rod;
North 18 degrees 35 minutes 53 seconds West, 96.17 feet to a 1/2-inch capped steel rod stamped "Moak Surv.
Inc.";
North 62 degrees 14 minutes 40 seconds East, 180.00 feet to a 1/2-inch capped steel rod stamped "Moak Surv.
Inc.";
North 50 degrees 41 minutes 16 seconds East, 422.10 feet to a 1/2-inch capped steel rod stamped IIMoak Surv.
Inc." at the southwesterly corner of Lot 1, Block 13 of said Meadow Lakes Phase V;
THENCE South 44 degrees 19 minutes 26 seconds East with the southerly boundary line of Lots 1,2, and 3, Block
13, of said Addition, 155.00 feet to a 1/2-inch capped steel rod stamped "Moak Surv. Inc." at the southeasterly corner
of said Lot 3;
THENCE North 45 degrees 40 minutes 34 seconds East with the easterly boundary line of said Lot 3,95.00 feet to a
5/8-inch steel rod;
THENCE North 00 degrees 40 minutes 34 seconds East continuing with said easterly boundary line, 14.14 feet to the
place of beginning and containing 5.5170 acres, more or less, as surveyed by David C. Moak Surveyors, Inc. in the
month of July 1992.
This property is located in the 6200 block of Skylark Circle, on the south side of the street.

THAT, the Official Zoning Map be redrawn to incorporate this zoning district boundary amendment and the herein
described ordinance number be affixed to the property described herein.
3.
SEVERABILITY CLAUSE. That it is hereby declared to be the intention of the City Council that the section, paragraphs,
sentences, clauses and phrases of this ordinance are severable, and if any phrase, clause, sentence, paragraph or
section of this ordinance shall be declared invalid or unconstitutional by the valid judgment or decree of any court of
competent jurisdiction, such invalidity or unconstitutionality shall not affect any of the remaining phrases, clauses,
sentences, paragraphs or sections of this ordinance, since the same would have been enacted by the City Council
without the incorporation in this ordinance of any such invalid or unconstitutional phrase, clause, sentence, paragraph or
section.

SAVINGS CLAUSE. That Ordinance Number 1874, the Comprehensive Zoning Ordinance of the City of North Richland
Hills, Texas, as amended, shall remain in full force and effect, save and except as amended by this ordinance.
5.
EFFECTIVE DATE. This ordinance shall be in full force and effect from and after its passage.
