HomeMy WebLinkAboutOrdinance 2656 ,,- --T'II' 2 4 6 8 10 12 14 16 18 20 22 24 26 28 30 32 34 36 38 40 42 44 ORDINANCE NO. 2656 ZONING CASE PZ 2002-17 AN ORDINANCE AMENDING THE COMPREHENSIVE PLAN AND THE COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF NORTH RICHLAND HILLS; AMENDING THE ZONING MAP AND CHANGING THE ZONING OF PROPERTY KNOWN AS 7213 TURNER TERRACE BY GRANTING AN SUP; APPROVING A SITE PLAN THEREFOR; PROVIDING A PENALTY; PROVIDING FOR PUBLICATION; AND ESTABLISHING AN EFFECTIVE DATE. WHEREAS, notice of a hearing before the Planning and Zoning Commission was sent to real property owners within 200 feet of the property herein described at least 10 days before such hearing; and, WHEREAS, notice of a public hearing before the City Council was published in a newspaper of general circulation in North Richland Hills at least 15 days before such hearing; and, WHEREAS, public hearings to change the zoning on the property herein described were held before both the Planning and Zoning Commission and the City Council, and the Planning and Zoning Commission has heretofore made a recommendation concerning the zone change; and, WHEREAS, the City Council is ofthe opinion that the zone change herein effectuated furthers the purpose of zoning as set forth in the Comprehensive Zoning Ordinance and is in the best interest of the citizens of the City of North Richland Hills; NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS, TEXAS: Section 1: THAT the Comprehensive Plan, the Comprehensive Zoning Ordinance, and the Official Zoning Map of North Richland Hills are hereby amended by changing the zoning of7213 Turner Terrace, more fully described as on Block 10, Lot 8, North Richland Hills Addition of the City of North Richland Hills, Texas, by granting an SUP to allow for a secondary living unit, and approving the site plan attached hereto. The SUP shall be subject to the following conditions: (1) The primary living unit and the secondary living unit shall be connected by a covered breezeway. (2) The occupant pfthe primary living unit sháll provide verification that the occupant of the secondary living unit is a relative of the occupant of the primary living unit. 1 I 2 (3) The occupants of both the primary and secondary living units shall cooperate with and grant access to the City Zoning Department to verify compliance with the conditions ofthis zoning, including these conditions. 4 6 (4) The secondary living unit shall be maintained to the same standard as the primary living unit, even if not occupied, and shall under no conditions shall such secondary living unit be occupied by anyone unrelated to the occupant of the primary living unit. 8 10 Section 2: Any person, firm or corporation violating any provision of the comprehensive zoning ordinance as amended by this ordinance shall be deemed guilty of a misdemeanor and upon final conviction thereof fined in an amount not to exceed Two Thousand Dollars ($2,000.00).
