Mr. Largent said they had received the City Engineer's letter and they Q~ve no problem with any of the comments ~' .. .. f' .~ . Mr,. Forester said there would be no pro rata' charges on this property, but he did have some recommendati ons in rega'rds to thei r sew~r line. He said he would like to discuss with Mr. Abbott's engineer the changes the city proposes. Mr. Bowen said in,Mr. Stembridge's letter, Item 4 reads IF-12; this should be IF-g. . Mrs. Calvert said it was just a typographiëal error. The statement certifying to the accuracy of the topographic map has been added to the drainage study map. 2. This tract is owned by Tommy F. Abbott, Jr.. The large tract surrounding Lot 23C is owned by Mr. E.F. Abbott. 3. The Owner's address has been added to the plat. 4. A proposed zoning of l-F 12 has been added to the plat. 5. In regard to pro ratas, the owner has no objection to abiding by whatever policies are deemed fair by the Utilities Director. 6. Any revisions to the proposed locations of the water and sewer taps will be forwarded to Knowlton-English-Flowers. If there are any questions regarding these comments, please do not hesitate to call. The IIThoroughfare Master Plan for North Central Texas" prepared by the NCTCOG shows Crane Road to be a future C4U Street (Collector, 4 Lanes, Undivided) which would be a 48 foot street with a 70 foot right-of-way requirement. The present right-of~way width on Crane is 50 feet. Thus an additional 10 feet would be required off lot 6A for future widening of Crane Road. 2. Although the portion of Amundson Road which fronts on lot 6A is not included in the City or Regional Thoroughfare Plan, we would estimate that at least a 50-foot right-of-way width would be required on Amundson Road for future widening. Thus an additional five feet would be reuqired for right-of-way dedication off the north side of lot 6A. This would leave a lot width of 80.3 feet which is greater than the minimum required for the proposed IF-9 zoning. 3. The Owner should be required to sign a letter covenant agreeing to participate in the costs of future paving and drainage improvements on Amundson Road and Crane Road, in accordance with City Assessment policy, at such time that these streets are rebuilt, if he has not alre~dy done so. 4. We are not aware of any existing sewer system which would serve this lot.
