ZONING CASE ZC 2007-06
AN ORDINANCE AMENDING THE COMPREHENSIVE PLAN AND THE
COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF NORTH
RICHLAND HILLS; AMENDING THE ZONING MAP OF THE CITY OF NORTH
RICHLAND HILLS, TEXAS, AND REZONING A 1.6061 ACRE TRACT OF
PROPERTY FROM AG (AGRICULTURAL) TO R-1-S (SPECIAL SINGLE
FAMILY RESIDENTIAL) ZONING; ESTABLISHING A PENALTY; PROVIDING
FOR PUBLICATION; AND PROVIDING AN EFFECTIVE DATE.
WHEREAS, notice of a hearing before the Planning and Zoning Commission was sent
to real property owners within 200 feet of the property herein described at
least 10 days before such hearing; and,
WHEREAS, notice of a public hearing before the City Council was published in a
newspaper of general circulation in the City at least 15 days before such
hearing; and,
WHEREAS, public hearings to zone the property herein described were held before
both the Planning and Zoning Commission and the City Council, and the
Planning and Zoning Commission has heretofore made a
recommendation concerning the zone change; and,
WHEREAS, the City Council is of the opinion that the zone change herein effectuated
furthers the purpose of zoning as set forth in the Comprehensive Zoning
Ordinance and is in the best interest of the citizens of the City of North
Richland Hills; NOW, THEREFORE,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF NORTH RICH LAND
HILLS, TEXAS:
Section 1: THAT the Comprehensive Plan, the Comprehensive Zoning Ordinance
and the zoning map of the City of North Richland Hills are hereby
amended by rezoning a 1.6061 acre tract of land located in the City of
North Richland Hills, Tarrant County, Texas, more particularly described in
the legal description attached hereto as Exhibit A and the site plan as
Exhibit B from AG (Agricultural) to R-1-S (Special Single Family
Residential) zoning.
Section 2: Any person, firm or corporation violating any provIsion of the
Comprehensive Zoning Ordinance as amended hereby shall be deemed
guilty of a misdemeanor and upon final conviction thereof fined in an
amount not to exceed Two Thousand Dollars ($2,000.00). Each day any
such violation shall be allowed to continue shall constitute a separate
violation and punishable hereunder.

Section 3: The City Secretary is hereby authorized and directed to cause the
publication of the descriptive caption and penalty clauses of this ordinance
as an alternative method of publication provided by law.
Section 4: This ordinance shall be in full force and effect immediately after passage.
AND IT IS SO ORDAINED.

that same tract described to Penny Hontz as recorded in Document D203450398 of the Deed Records, Tarrant County, Texas
and Including Lot 3, Block 1, Stonecrest Addition, an Addition to the City of North Rlchfand Hills, Tarrant County, Texas as
recorded in Volume 388-88, Page 24, Plat Records, Tarrant County, Texas and also being more particularly described by metes
and bounds as follows:
BEGINNING at a 1/2 inch steel rod found for the southwest corner of Lot 4, BlOCk 1, of said Stonecrest Addition;
THENCE South 89 degrees 51 minutes 25 seconds East with the south boundary line of said Lot 4, a distance of 109.21 feet to
a 1/2 inch steel rod found at the common south corner of said Lots 3 and 4;
THENCE North 04 degrees 14 minutes 11 seconds West with the common boundary Hne of said Lots 3 and 4, a distance of
78.04 feet to a 1/2 Inch steel rod found In the southerly right-of-way line of Stonecrest Trail for the beginnIng of a curve to the
left whose center bears North 02 degrees 52 minutes 02 seconds West at 50.00 feet;
THENCE northeasterly with said right-of-way line and said curve to the left through a central angle of 87 degrees 38 minutes 14
seconds, an arc length of 76.48 feet and a chord bearing of North 43 degrees 18 minutes 51 seconds East at 69.24 feet to a 1/2
inch steel rod found at the most northerly northwest comer of said lot 3;
THENCE North 89 degrees 36 minutes 47 seconds East with the north boundary fine of saJd Lot 3, a distance of 68.26 feet to a
1/2 inch steel rod found at the northeast corner of said Lot 3;
