BA 94-20 MINUTES OF THE REGULAR MEETING OF THE ZONING BOARD OF ADJUSTMENT OF THE CITY OF NORTH RICH lAND HillS, TEXAS july 21,1994 - 7:30 p.m. The meeting was called to order by Chairman Tom Duer at 7:30 p.m. PRESENT Chairman Members Dr. Tom Duer Billy Cypert Bill Schopper Robert Ski n ner Clayton Husband Gregory Arri ngton Perry Christensen Jim Grant Planner Plans Examiner ABSENT Mr. Skinner made the motion to approve the minutes as presented. The motion was seconded by Mr. Cypert. The motion carried 4-0. Chairman Duer stated that the State law requires four affirmative votes for a variance request to pass, regardless of the number of members in attendance. He stated the Board consists of 5 voting members and 2 alternate members. Request of Tommy Voyles for a variance from the Zoning Ordinance No. 1874 on lot 5R, Block 3, Richaven Addition, to vary from the masonry requirement on an accessory building. Th is property is located at 481 7 G rove Street. Staff advised that this item has been postponed at the request of the applicant until the August meeti ng. Request of Cashley Homes for a variance from the Zoning Ordinance No. 1874 on lot 51, Block 1, Bridlewood Addition, to allow the house to encroach the front building line. This property is located at 7705 Bridlewood Court. Chairman Duer opened the Public Hearing and called for those wishing to speak to come forward at this time. Ms. Deborah Marshall, president of Cashley Homes, came forward to speak. She stated a survey of the property shows the house encroaching the front and side building lines. She stated the house encroaches the front by five feet and the side by 0.2 feet. She stated the house next door is over the front by five feet, and there are only three lots on that side of the street. Ms. Marshall stated she did not want the new owners to have any problems in the future should they decide to sell. There being no one else wishing to speak, Chairman Duer closed the Public Hearing. Mr. Schopper made the motion to approve BA 94-20 as requested. The motion was seconded by Mr. Cypert. The motion carried 4-0. ZSA Minutes - Page 2 21 July 1 994 3. BA 94-21 Request of Cash ley Homes for a variance from the Zoning Ordinance No. 1874 on Lot 46, Block 1, Bridlewood Addition, to allow the house to encroach the front building line. This property is located at 7739 Bridlewood Court. Chairman Duer opened the Public Hearing and called for those wishing to speak to come forward at this time. Ms. Deborah Marshall, president of Cash ley Homes, came forward to speak. She stated a survey of the property shows the house encroaching the front and side building lines. She stated the encroachment is approximately four inches. She stated this lot is on the curve of a cu I de sac. There being no one else wishing to speak, Chairman Duer closed the Public Hearing. Mr. Schopper made the motion to approve BA 94-21 as requested. The motion was seconded by Mr. Cypert. The motion carried 4-0. CITIZEN COMMENTS None.
