MINUTES OF THE REGULAR MEETING OF THE
ZONING BOARD OF ADJUSTMENT OF THE
CITY OF NORTH RICH LAND HILLS, TEXAS
November 17, 1994 - 7:30 p.m.
The meeting was called to order by Chairman Tom Duer at 7:35 p.m.

ABSENT
Mr. Skinner made the motion to approve the minutes as presented. The motion was
seconded by Mr. Christensen. The motion carried 5-0.
Chairman Duer stated that the State law requires four affirmative votes for a variance request
to pass, regardless of the number of members in attendance. He stated the Board consists of
5 voting members and 2 alternate members.
Request of Gerald White to vary from the satellite dish receiver requirement on Lot 1 R,
Block 4, Industrial Park Addition, to allow a second receiver to be installed on the property.
This property is located at 5559 Rufe Snow Drive.
Chairman Duer opened the Public Hearing and called for those wishing to speak to come
forward at this time.
Mr. Ron Green, with Good Sports Cafe, 5559 Rufe Snow Drive, came forward to speak. He
stated Mr. White is no longer with the company. He stated they are requesting a second
satellite dish on the roof. He stated a second dish offers more variety of programming.
Chairman Duer asked if there are receivers that can show more than one channel at a time.
Mr. Green stated you can see two channels from one dish.
Chairman Duer asked if the second dish would be the same size as the current one.
Mr. Green stated yes. He stated there is a lot of room on the roof.
There being no one else wishing to speak, Chairman Duer closed the public hearing.
Mr. Schopper made the motion to approve BA 94-28 as requested. The motion was
seconded by Mr. Cypert. The motion carried 5-0.

Request of Rick Brown to vary from the side building line requirement on Lot 36, Block 11,
Meadow Lakes Addition, to allow side building lines of six feet on each side. This property
is located at 4729 Greenway Court.
Chairman Duer opened the Public Hearing and called for those wishing to speak to come
forward at this time.
Mr. Rick Brown, 6226 Sklylark Circle, came forward to speak. He stated he is asking for a
variance on only one side due to a 7.5 foot utility easement on the other side of the lot. He
stated the variance is for the 10-foot side. He presented the plans for the proposed house.
Chairman Duer asked how large the house is.
Mr. Brown stated 2,736 square feet. He stated it has a 3-car front swing garage.
Mr. Schopper asked if the lots were being sold at a discount due to the number of variances
being requested.
Mr. Brown stated no. He stated the lots are selling for $45,000 each.
There being no one else wishing to speak, Chairman Duer closed the Public Hearing.
Mr. Cypert made the motion to approve BA 94-29. The motion was seconded by Mr.
Christensen. The motion carried 5-0.
