Home My WebLink AboutOrdinance 2811 2 ORDINANCE NO. 2811 ZONING CASE SUP 2004-02 8 AN ORDINANCE AMENDING ZONING OF PROPERTY LOCATED AT 8200 MID-CITIES BOULEVARD IN THE CITY OF NORTH RICHLAND HILLS, TEXAS, BY GRANTING A SPECIFIC USE PERMIT FOR A SENIOR INDEPENDENT LIVING FACILITY; ESTABLISHING A PENALTY; AND PROVIDING FOR PUBLICATION. 4 6 10 WHEREAS, notice of a hearing before the Planning and Zoning Commission was sent to real property owners within 200 feet ofthe property herein described at least 10 days before such hearing; and, 12 14 WHEREAS, notice of a public hearing before the City Council was published in a newspaper of general circulation in North Richland Hills at least 15 days before such hearing; and, 16 18 WHEREAS, public hearings to change the zoning on the property herein described were held before both the Planning and Zoning Commission and the City Council, and the Planning and Zoning Commission has heretofore made a recommendation concerning the zone change; and, 20 22 24 WHEREAS, the City Council is ofthe opinion that the zone change herein effectuated furthers the purpose of zoning as set forth in the Comprehensive Zoning Ordinance and is in the best interest of the citizens ofthe City of North Richland Hills; NOW, THEREFORE, 26 28 BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS, TEXAS: 30 Section 1: THAT the Comprehensive Plan, the Comprehensive Zoning Ordinance, and the Official Zoning Map ofthe City of North Richland Hills are hereby amended by changing the zoning of7.394 acres located at 8200 Mid-Cities Boulevard, more specifically described on Exhibit "A" hereto, and granting a specific use permit for a Senior Independent Living Facility subject to submission by the owner thereof and approval by the city council of a final site plan showing compliance with all required city standards including but not limited to landscaping, parking, sign, street tree and to include a definition of the term "senior independent living facility." 32 34 36 38 40 Section 2: Any person, firm or corporation violating any provision of this ordinance shall be deemed guilty of a misdemeanor and upon final conviction thereof fined in an amount not to exceed Two Thousand Dollars ($2,000.00).
