MINUTES OF THE REGULAR MEETING OF THE
ZONING BOARD OF ADJUSTMENT OF THE
CITY OF NORTH RICHLAND HILLS, TEXAS
JANUARY 18, 1990 - 7:30 P. M.
CALL TO ORDER
The meeting was called to order by the
Chairman, Tom Duer, at 7:30 P.M.

CONSIDERATION OF THE MINUTES
OF DECEMBER 21, 1989
Mr. Skinner made the motion to approve
the minutes as written. This motion
was seconded by Mr. Hubbard and the
motion carried 4-0.

1. BA 89-34
Request of Billy D. Crabb to vary from
the Zoning Ordinance #1080 on Lot 18,
Block 24, North Park Estates, to be
allowed to construct a car port beyond
the front building line. This
property ;s located at 6608 Sunset
Road.
Chairman Duer called for the
representative to come forward.
Ms. Crabb came forward.
Chairman Duer explained that there are
only 4 members present tonight and it
takes 4 affirmative votes to approve a
variance request. He asked Ms. Crabb
if she would prefer to postpone her
request until next month when there
would be a full Board present.

Ms. Crabb stated she would go ahead
and have her variance request heard
tonight.

Chairman Duer opened the Public
Hearing and called Tor anyone wishing
to speak in favor of this request to
please come forward.
Ms. Crabb came forward. She said she
understands there is a law against
building car ports in North Richland
Hills because they are usually
unsightly. Ms. Crabb stated the car
port they wish to build would be
attractive, professionally built, and
would be an asset to the area. She
stated they can only get one car in
their garage.
Ms. Crabb stated she talked to her
neighbors and they do not object.
Mr. Skinner asked if Ms. Crabb could
not get both cars in the garage.

Ms. Crabb stated they could not.
Mr. Skinner asked how many neighbors
she talk to.
Ms. Crabb stated she talked to six
neighbors.
Mr. Skinner asked if they had received
any bids for putting up the car port.
Ms. Crabb stated they had not. She
stated they thought they should wait
to see if their variance was granted.
Chairman Duer called for anyone else
wishing to speak in favor of this
request to please come forward.
Julie Langton, 6709 Fair Meadows, came
forward. She stated she was in favor
of this request because she would like
to have a car port.

There being no one wishing to speak,
the Chairman closed the Public
Hearing.
Chairman Duer asked Ms. Crabb if there
were other car ports in this area.
Ms. Crabb stated there were none.
Chairman Duer stated this addition is
pretty compact. He said if this Board
approves one car port, others would
come requesting car ports. Chairman
Duer stated this one would only be
five feet from the property line. He
said the Board is trying to prevent
having a car port neighborhood. He
said just think what it would look
like if all the houses had car ports.
Mr. Hubbard stated this Board is
required to find a hardship before
they grant a variance. He said he
does not feel this is a hardship, they
would just like to have a car port.
SA 89-34
DENIED
Mr. Hubbard made the motion to deny
SA 89-34. This motion was seconded by
Mr. Cypert and the motion to deny
carried 3-1 with Hubbard, Cypert, and
Duer voting for denial and Skinner
voting against denial. The request
was denied.
Chairman Duer stated that Ms. Crabb
can go to District Court if she wishes
to.
OLD BUSINESS
Mr. Skinner stated that on a previous
case the Board h~ard, the man was
required to have his trailer moved by
June 1, 1990. He requested a report
on this by the May meeting of the
Board.
Mr. Taylor stated he would prepare a
report for the Board for that meeting.
