MINUTES OF THE REGULAR MEETING OF THE
ZONING BOARD OF ADJUSTMENT OF THE
CITY OF NORTH RICHLAND HILLS, TEXAS
MARCH 17, 1988 - 7:00 P. M.
CALL TO ORDER
The meeting was called to order by the
Chairman, Ron Hubbard, at 7:02 P. M.

Mr. Jack Roseberry, former member of
the Zoning Board of Adjustment,
resigned this month.
CONSIDERATION OF THE MINUTES
OF JANUARY 21, 1988
Mr. Grubb made the motion to approve
the minutes as written. This motion
was seconded by Mr. Kemp and the
motion carried 5-0 with Mr. Bunting
abstaining since he was not present at
the meeting.

CONSIDERATION OF THE MINUTES
OF FEBRUARY 18, 1988
Mr. Cypert made the motion to approve
the minutes as written. This motion
was seconded by Mr. Kemp and the
motion carried 3-0 with Chairman
Hubbard and Mr. Schubert abstaining
since they were not present at the
meeting.
Jeff Bunting will be the voting
alternate member tonight.

Request of Richmond Bay Development to
vary from the Zoning Ordinance #1080
on Lot 42, Block 3, Meadow Lakes
Addition, to vary from the required
side street building line. This
property is located at the southeast
corner of Meadow Lakes Drive and
Skylark Circle.

Chairman Hubbard opened the Public
Hearing and called for those wishing
to speak in favor of this request to
please come forward.
Bob Frank with Richmond Bay
Development came forward. He stated
they wish to have a variance from 20
foot side building line to 15 feet so
the buyer can get a larger house on
the lot. He said the 15 foot side
building line would be consistent with
the adjacent lot on Dory Court and the
fences would line up.
Mr. Royston stated the previous
ordinance required 15 foot side
building lines, but the present
ordinance requires 20 foot.
Chairman Hubbard asked if this would
be a rear entry garage.

Mr. Frank stated it would be.
Mr. Royston stated that with the rear
entry garage they would have the
required parking spaces.
Mr. Grubb asked if there would be
restricted access on Meadow Lakes
Drive.
Mr. Royston stated the curb cuts are
not restricted on Meadow Lakes Drive.
He said previously Meadow Lakes Drive
had not been planned for a major
street.
Mr. Bunting asked if the other lots
were 15 foot set backs.
Mr. Royston stated the other lots face
on Meadow Lakes Drive.

Paul Schmidt, 7317 Riviera Drive, came
forward. He stated he is under
contract to purchase this lot in
question. He said if the variance
were granted, it would not set a
precedence because that is the only
lot with this problem.
Chairman Hubbard called for those
wishing to speak in opposition to this
request to please come forward.
There being no one wishing to speak,
the Chairman closed the Public
Hearing.
Mr. Schubert said it looks like the
back yard will not be large enough for
a pool.

Mr. Frank said the south side would
have plenty room.
Mr. Royston stated it is the
interpretation of the rear yard. He
stated there is an area where he could
have one.
Mr. Grubb asked of they were any
utility easements that would give a
problem with the variance.
Mr. Royston stated there is no
problem.

APPROVED
Mr. Cypert made the motion to approve
BA 88-2 as requested. This motion was
seconded by Mr. Grubb and the motion
carried 5-0.
Mr. Grubb stated he was sorry to hear
that Jack Roseberry had resigned.
Mr. Royston stated it was because of
business reasons.

Chairman Hubbard asked if the Board
could send a letter thanking him for
serving on the Board so long.
