MINUTES OF THE REGULAR MEETING OF THE
ZONING BOARD OF ADJUSTMENT OF THE
CITY OF NORTH RICHLAND HILLS, TEXAS
OCTOBER 20, 1988 - 7:00 P. M.
CALL TO ORDER
The meeting was called to order by the
Chairman, Ron Hubbard, at 7:04 P.M.

CONSIDERATION OF THE MINUTES
OF SEPTEMBER 15, 1988
Chairman Hubbard stated the minutes
would have to be postponed due to not
enough members present.

Mr. Tucker requested that item 62,
BA-88-15, be withdrawn. He said he
talked to the City Attorney regarding
this request and found that adequate
protection can be achieved by adding a
clause to the right-of-way documents.
Chairman Hubbard stated that item #2
would be withdrawn.

BA 88-14
Request of Realty Alliance of Texas to
vary from the Zoning Ordinance 81080
on Lot 5, Block 1, Nob Hill North
Addition, to allow building to be
beyond the front building line. This
property is located at 6999-E Precinct
Line Road.
Chairman Hubbard opened the Public
Hearing and called for those wishing
to speak in favor of this request to
please come forward.

Jack Roseberry came forward to
represent Realty Alliance. He stated
that Joe Sowell & John Wessler were
present to answer any questions.

Mr. Roseberry stated there was a house
on this property and they added on to
the front and back. He said the
ownership of the lot goes out to the
middle of the private drive. Mr.
Roseberry stated there is a 25 foot
building line shown on the plat. He
said this is on a cuI de sac and does
not affect anyone.
Chairman Hubbard called for those
wishing to speak in opposition to this
request to please come forward.
There was no one wishing to speak.
Chairman Hubbard asked if there had
been any correspondence.
Mrs. Calvert stated there had been no
correspondence.
Mr. Bunting asked if this is all
commercial property.
Mr. Roseberry said it is 0-1 office
zoning, a highly restrictive
residential office park.
Mr. Bunting asked where Mr.
Roseberry's building is located in
reference to this building.
Mr. Roseberry showed where his
building is located. He said the only
person who asked about this request
was Mr. Worley, and he just wanted to
know what was going on.
Mr. Bunting asked if parking is
allowed in the front.
Mr. Roseberry said it is.
Chairman Hubbard asked if there would
be a potential problem in granting
this request.
Mr. Tucker said no. He said since
that is a private drive, they could
replat and take the building line off.

Mr. Roseberry said he would like to
see the 25 foot building line stay for
the other lots.
Chairman Hubbard asked if the Board
would be seeing more requests like
this one on this property.
Mr. Tucker said he hoped not. He said
the City Staff will try to see them
meet the 25 foot building line.
Chairman Hubbard closed the Public
Hearing.

APPROVED
Mr. Bunting made the motion to approve
BA 88-14 as requested. This motion
was seconded by Mr. Schubert and the
motion carried 4-0.

BA 88-15
Request of the City of North Richland
Hills to vary from the Zoning
Ordinance #1080 on Lots 1 & 16, Block
9, Crestwood Estates Addition, to vary
from the side yard setback requirement
on corner lots. This property is
located on the east side of Smithfield
Road at Redwood Court.

WITHDRAWN
This request was withdrawn.
