MINUTES OF THE REGULAR MEETING OF THE
ZONING BOARD OF ADJUSTMENT OF THE CITY
OF NORTH RICHLAND HILLS, TEXAS,
JANUARY 18, 1979
CALL TO ORDER
The Chairman, H.B. Helton, called the
meeting to order at 7:00 P.M.
ROLL CALL
CONSIDERATION OF THE MINUTES
OF NOVEMBER 16, 1978
All members were present.
Mr. Range moved, seconded by Dr. Hahn, to
approve the minutes as written. Motion
carried 5-0.
NEW BUSINESS
BA 79-1
APPROVED
Request of W.O. Sheets to vary from the
Zoning Ordinance #179 on Tract 13B1,
Abstract 1210, of the Thomas Peck Survey,
to vary from the 150 ft. road frontage
requirement for residential purposes in
AG zoning.
This property is located on the south
side of Clay Hibbins road at the point
shere Clay Hibbins road ends its easterly
direction and turns directly north.

Mr. Troy Welch, Lawyer with Simon & Simon,
represented Mr. & Mrs. Sheets in their
request. Mr. Welch stated that Mr. Sheets
had to be out of town, but that Mrs. Sheets
was present. He stated that the they own
several tracts of land totaling approximately
38 acres near F.M. Road 1938. He said the
tract of land in question is approximately
13 acres. Mr. Welch stated Mr. Sheets has
a mobil hime that his son used while away
at college. He said this trailer now sets
on this tract of land. Mr. Welch stated
that the City informed them this is against
the City Ordinance. He said Mr. Sheets wants
to build on to this 900 sq. ft. trailer to
conform to the 1200 sq. ft. minimum floor
space requirement.
Dr. Hahn asked Mr. Welch if he understood
him correctly-that they want to bring the
trailer up to City codes.
Mr. Welch stated that was true, and that
they will also brick it. It will be 80%
brick.

Mr. Roseberry stated he did not believe this
trailer could be brought up to City codes.

Mr. Welch stated they have talked to
Mr. Britton and have showed him their
plans and that Mr. Britton said they
were OK.
Mr. Helton stated the Board could not
grant anything but the request for a
variance from the 150 ft. road frontage.
He stated the other would have to be
taken up with the Building Inspector
before a building permit can be given.
Mr. Welch stated the property in question
is approximately 927 ft. wide and runs
along the road frontage for approximately
120 ft. until the road turns toward Keller.
The Chairman asked if there was anyone who
wished to speak for or against this request.

Mr. Lamaster stated his Mother owns property
on Shady Grove Road and does not understand
about the 150 ft. road frontage requirement.
Mr. Helton stated this request would not
effect Mrs. Lamaster in any way. He said
the City Ordinance requires 150 ft. road
frontage in AG zoning.
Mr. Range asked Mr. Welch if he was sure
about the 120 ft. running along the road.
He said if its 220 ft. along the southern
boundry of Clay Hibbins Road-then if you
figure the return-it might be 150 ft. Mr.
Range asked Mrs. Calvert where she got the
100 ft. shown on the plat.
Mrs. Calvert stated she had to draw this
from a plat book in the tax. office and it
was only approximate.
Mr. Roseberry moved, seconded by Dr. Hahn,
to approve Ba 79-1 as requested. Motion
carried 5-0.
OLD BUSINESS
There was a discussion regarding the need
for a meeting with City officials amd the
City Council.
RECESS
The Chairman called a recess at 7:33 P.M.
Mr. Roseberry had to leave for another
appointment.

order at 7:40 P.M.
Jo Ann Williams moved that the following
1 etter be sent to the Mayor: liThe Zoni ng
Board of Adjustment members requests a
meeting with the Mayor, City Council,
City Manager, and Public Works Director
at their earliest convience. This meeting
will be in reference to recurring problems
with existing ordinances. II This motion
was seconded by Dr. Hahn. Motion carried
4-0.
ADJOURNMENT
The meeting adjourned at 7:43 P.M.
