MINUTES OF THE REGULAR MEETING OF THE ZONING BOARD OF ADJUSTMENT OF THE CITY OF NORTH RICHLAND HILLS, TEXAS, OCTOBER 19, 1978 CALL TO ORDER The regular meeting of the Zoning Board of Adjustment was called to order by the Chairman, H.B. Helton, at 7:05 P.M. ROLL CALL PRESENT: H.B. Helton Dr. E.K. Hahn Jo Ann Williams Jack Roseberry Jesse Range CITY STAFF PRESENT: Gary Caldwell Wanda Calvert CONSIDERATION OF THE MINUTES OF SEPTEMBER 21, 1978 Mrs. Williams moved, seconded by Mr. Range, to approve the minutes. Motion carried 4-0 with Dr. Hahn abstaining since he was not present for the entire meeting. . NEW BUSINESS BA 78-18 APPROVED Request of Don Garrett to vary from the Zoning Ordinance #179 on Tract 13, Abstract 1266, to build a swimming pool directly behind his house that is situated on 1.44 acres of land in AG Zoning instead of the required 2 acres without it being platted. This property is located on Rumfield Road, approximately 148 feet South of Kirk Lane. Mr. Don Garrett presented his request to the Board. He stated he has lived at this property for 5 years and when he started to build a swimming pool, he found he could not get a permit since he did not have 2 acres of land. Mr. Roseberry asked if his house is 5 years old. Mr. Garrett stated that it was an older house when he bought it. Dr. Hahn asked if it was previously in a large tract of land. Mr. Garrett stated that it used to be the McFadden Place. . ~ Page 2 B of A Minutes October 19, 1978 . Dr. Hahn stated he wondered why this was brought before the Board. Mr. Garrett stated this tract is exactly as he bought it 5 years ago. Mrs. Williams asked if this property was platted. Mr. Garrett stated it was not. He said he would like to have it platted and sewer put in some day, but he was requesting this variance at this time. Mrs. Garrett stated they have talked with the neighbors and they do not object to them putting in the pool. Dr. Hahn moved, seconded by Mrs. Williams, to grant this request. Motion carried 5-0. DISCUSSION The Board discussed plans to meet with the City Council to study the interpretation of the Zoning Ordinances. The Chairman asked Mrs. Williams to make a list of the different subjects that need clarification or interpretation. . ADJOURNMENT The meeting adjourned at 7:44 P.M. .
