THE CITY OF NORTH RICHIAND HILLS, TÈXAS, AUGUST 18, 1977 CALL TO ORDER The meeting was called to order by the Chairman, H.B. Helton, at 7:50 P.M. ROLL CALL PRESENT: H.B. Helton Jack Roseberry Jo Ann Williams Jesse Range ABSENT : Dr. E .K. Hahn DIR. OF P.W. CLERK CLERK Ray H. Britton 'Paulipe Spain Wanda Calvert CONSIDERATION OF THE MINUTES The minutes were approved as written. NEW BUSINESS BA 77-19 APPROVED Request of Bill Pearson to vary fTDm the Zoning Ordinance #179 on lot 24, block 19, Richland Hills West Addition, for 20% depth of lot for a back yard. . :Mr. Bill Pearson presented this request. Mr. Pearson stated he had spent lots of money on this prüperty, but now finds the house is a little too large for the size of the lot. The house is 2005 sq. feet. Mr. Pearson stated he bought the lot next to him so he could have rrore yard. The neighbors next to him also bought an extra lot · Therefore, there would be no problem being too close to the neighbors. Mr. John Parish, Builder and President of the Builders Association, stated that this was a very nice house and would be an asset to the corrnnunity. He stated the Builders Association is going before the City Council to try to get this Ordinance changed. Mr. Roseberry stated Ì1e saw no problem. Mr. Range rroved, :Mr. Roseberry seconded for apPrDval. Motion carried 4-0. . BA 77-20 APPROVED Req'uest of Chet Wheeless, Jr. to vary frDID the Zoning Ordinance #179 on lot 22, block 4, Fossil Creek Trails for 20% depth of lot for a back yard. . Page 2 2M. Minutes August 18, 1977 BA 77-21 APPROVED . . ~ Mr. Chet Wheeless, Jr. presented this request. Mr. Wheeless stated this was a triangular lot, not very deep, 30ft. set back on fTDnt. He stated he would like to set the house North and South. There is a lake behind the house, so there would be no pTDblern with the neighbors. Mr. Range moved, Jo Ann Williams seconded for approval. Motion carried 4-0. Request of Wayne Cornelius to vary fTDID the Zoning Ordinance #179 on lot B, block lIB, Richland Terrace Addi tion, to continue use of non-conforming building in Commeæial area for local retail and light commercial. Mr. Wayne Cornelius presented this request. Mr. Cornelius stated he leased this property from Pete Taylor with the tmderstanding he was to be able to use the building. When I ceased to use the building for a car lot, I wanted to sub-lease the property. I found out I could not lease it for anything other than a car lot. Mr. Cornelius stated he would like very much to be able to lease this prDperty to help get back some of the 10 grand he has invested in it. Mr. Roseberry stated that there was a lot of commercial uses that has no business in there. Mr. Cornelius stated he had several request for Retail Sales. Jo Ann Williams asked if the Board were to grant this Variance, could we stipulate 'it. to be used for Local Retail only? Mr. Britton stated he was not in favor of commercial as most anything can be put in commercial. If you open to connneæial, the Ci ty can not contrDl it. Mr. Britton read a copy of the letter of 12-16-76 granting a Variance to Mr. & Mrs. Taylor. Mr. Range asked Mr. Cornelius if he would go along with Local Retail. Mr. Cornelius stated he would. . . . Minutes August 18, 1977 ADJOURNMENT SlMENT ~ Jo Ann Williams made the motion that Variance be granted for the use of non-conforming building at 5005 Davis Blvd. for Local Retail use only until February 28, 1980. Mr. Range seconded. Motion carried 4-0.
