LOOP 820 THORSDAY, MAY 27, 1976 .CALL TO ORDER The regular meeting of the Planning and Zoning Commission was called to order by the Vice Chairman, Mary Jo Shaunty at 7:30 P. M. PUBLIC WORKS CLERK Ray Britton Margie Bolton CONSIDERATION OF THE MINUTES OF APRIL 29, 1976 Mr. Biard moved the minutes be corrected as follows: Regarding PZ 76-5, Ordinance #179 Art. 23, Sec. 2, states that an accessory building shall not be higher than the main structure. This was an important factor in the denial of the request. Motion carried 3-0. Mrs. Shaunty and Mr. Staples abstaining as they were absent. . NEW BUSINESS PS 76-7 Request of R. F. Ames for a preliminary and a final plat. PZ 76-7 Request of R. F. Ames to rezone approximately 1.06 acres out of the T. K. Martin Survey from it1s present classification of Agriculture to a proposed classification of IF-9-15. This property is located 1 ,861 feet north of Martin Dr. Mr. O. D. Long, Consulting Engineer, presented this request for a change in zoning from agri- culture to IF-9-15 so that a building permit could be obtained. Ordinance #179 requires 2 acres of land and there is only about 1.06 acres in this plot. r~r. Range i nqui red as to tile reaSCín fur thi s particular type zoning (IF-9-15). . Mr. Long advised that IF-9-l5 zoning only requires a 70 foot frontage on an improved street, while other zonings required more, and with this type zoning the square footage on the house would have ~ .. ., . to be at least 1500. Mr. Biard asked about the sewer facilities. Mr. Long advised that it was not feasible to bring sewer to this property since the house would be located on the back T portion of the land with a private drive off of Crane Road. Mr. Long stated that a percolation test had been made and approved by the County. After some discussion by the Commission, Mr. Welborn moved to approve PZ 76-7. Mr. Biard asked if the motion was to include PS 76-7 also. Mr. Welborn then changed his motion to approve PZ 76-7 and PS 76-7, seconded by Mr. Biard. Motion carried 5-0. APPOINTMENT OF P & S MEMBER TO COUNCIL MEETING FOR JUNE 14, 1976 RESIGNATION OF MR. WAYNE STAPLES Mr. Biard, and Mr. Welborn will attend the June 14 meeting. Mary Jo Shaunty will also attend if possible. . Mr. Wayne Staples regretfully submitted his resignation. He said his work was uncertain and it would be impossible for him to attend all P & Z meetings. Mrs. Shaunty accepted his resignation, thanked him for his service with the Commission and moved to accept his resigna- tion. Motion carried 4-0. OLD BUSINESS Mary Jo Shaunty said she would like to have recorded in the minutes how much the Commission li~ed and appreciated the new signs that identifies the property to be rezoned. It not only is a help to members, but also lets resi- dents know something is going on in the community. ADJOURNMENT Mr. Welborn moved, seconded by Mr. Biard to adjourn. Motion carried 5-0.
