The regular meeting of the Planning and Zoning
COI1ffiission was called to order by the Chairman,

The minutes of the lŒay 23, 1974 meeting were
approved as 'Written.
Request of Southland Corporation (7-11) to
rezone .310 acre in the W.W. Wallace Survey from
its present classification of Local Retail to a
proposed classification of Local Retail, Specific
Use-Sale of Beer for off Premise Consumption.
}~. H.T. Litke - 7-11 Real Estate Dept.
l'lr. Litke represented Southland Corp. stating
7-11 stores has a twenty year lease and this
zoning is for 7-11 store only.
After discussion by the commission members, ~~s.
Sh3.1':.nty moved, seconded by Dr. Hager to grant
this request striclùy for this 7-11 store.
Request of Everett E. Huffman to rezone Lot 5A,
Block 1, Jack M. Estes Subdivision from ~ts
present classification of Local Retail to a
proposed classification of Cor1ffiercial. This
request was tabled at the May 23 meeting.
}.'ír. E.ß. Huffma11 stated he has a furniture up-
holstery shop at this location. He wants to
enlarge his business but cannot get a perrnit until
tÌ1e zo,ninf': is changed to Cormnercial.
After discussion by tÌle cornrnission members, Dr.

Hager moved, seconded by l-1ary Jo Shaunty to
approve this zoning. ~IDtion carried 3-0.

Request of Robert W. Gross to rezone North 67'
of Lot 3, Block 2, Jack M. Estes Subdivision
from its present classification of Local Retail
to a proposed classification of Commercial.
11r. rJeil Adams! attorney, represented I1r. Gross.
At the time ~œ. Gross purchased this property,
the building in front of the residonce was used
as an auto repair shop. }~. Gross has cleaned
up the property, fixed up the residence and
painted the building in front. l'·1r. Gross wants
to put a small welding business in the front
building. He has ~nple parking space. If
necessary, 1-~. Gross is willing to seek a
variance allo\ving him to reside at this address.
After discussion by the commission members, Dr.
Hager moved, seconded by ~~ry Jo Shaunty to
approve this zoning. Motion carried 3-0.

Request of D & D Investment Corp. to rezone 0.58
acre of the John lfcCornrnas Survey, Abstract 1040
from its present classification of Agriculture
to a proposed classification of IF-9 One Fa~ly
Dwelling.

as there was no one to present this request.

Request of Stonybrooke, Inc. to rezone Lots 41
through 52, Block 2, Stonybrooke Addition from
its present classification of IF-12 One Family
Dwelling to a proposed classific~tion of 2F-9
Two Family Dwelling.

tæ. Herman Smith had a large plat of Stonybrooke
Addition showing zoning request changes of PZ-
74--37 & PZ 74-38. Our general thinking is to
take traffic off Davis Blvd. T¡le plan to put an
alley behind 2F-9 complex. 2F-9 lots would be
sold wit}l restrictions of 1$00 square foot minimum
per building unit. }~. Palachek said he did not
like to see traffic goj.r_g tllrough the residential
area to the commercial area. ~~. Smith stated
they would culdesac Brookhaven Drive if necessary.
The owner of Abstract 321 tract 3 will probably
change to Commercial zoning as this tract faces
Davis Blvd. (This tract is adjacent to the West
of Brookhaven Dr. in Stonybrooke Addition.) We will
widen Brookhaven Drive if desired. Original plann-
ing was for Brookridge Drive to connect with J.
Barfield property. Since t11at time the master
plan shows I:Iightower as main thoroughfare. On the

final plat we opened l-lighto1'~"el' ")ri ve through
the Comm6rcial tract. Brool\:ridge Drive is going
to be a busy residential thoroughfare later.
The Cornmission members feel it will be another
street as busy as r1aple~jood and since there are
no homes facing Brookridge Drive from Stonybrooke
Drive they stated theJ7" vrould like for it to be
closed at Ston~/brooke Drive. l'lr. Smith stated
the streets were under construction but they could
put a hold on Broo}.~ridge Drive until action bJ{
the Council.
After discussion by the Commission members Dr.
Hager moved, seconded by r<rary Jo Shaunt:;l to approve
PZ 74-37. 11otion carried 3-0.

Request of Stonybrooke, Inc. to rezone 1.7 acres
of Tract A, Block 13, Stonybrooke addition from
its present classification of IF-9 One Family
Dwelling to a proposed classification of Commercial.
After discussion by t~e commission members 1,~s.
Shaunty moved, seconded by Dr. Hager to approve
PZ 74-38.. l·íotion carried 3-0.

Dr. Hager recommended to the city engineer that
Brookridge Drive be closed from Stonybrooke Drive
to Davis Blvd. He also recommended that the
administrative office flag any platting to ~~lest
of Stonybrooke Addition to take a good look at
Brookhaven Drive.

Request of Henry S. Þlil1er to rezone 5.77 acres in
the J.C. Yates Survey, Abstract 1753 from its
present classification of Multiple Family to a
proposed classification of Local Retail.
t~. David Dunning presented this request, stati~g
bas~ca~y no new zpning is requested. They request
changing Local Retail zoning on Watauga Rd. to
ÌJlultiple Family and IJlultiple Farnily zoning on Rufe
Snow Dr. to Loc~l Retail. The reason for this being
most of traffic 1vill be coming from Lùop 820;
therefore Rufe Snow Drive would be better for
Local Retail.

~~. Lay Sturch recently purchased this property
as an investnlent, hopll1g to put in ovm business
later. This tract is adjacent to Central Park
Addition Local Retail.
After discussion by the commission members Dr.
Iiager moved, seconded by l·frs. Shaunty to approve

lir. ~~Jalter EJ.liott presented this request. The
name of this subdivision was changed from Con~ûercial
to Business Park. A three span bl"tidge is planned
and the drainage ditch is concrete. Kemp & Brackney
will use lots 4 & 5 and sell or rent the balance.
After discussion by the cOT~rlssion members, Dr.
Hager moved, seconded by lIrs. Shaunty to approve
PS 74-11 subject to engineers approval. Motion
carried 3-0.

Request of Sims, Filardi, Burgos and Holdel~ to
replat lots 1 through 6 in Block 1 and lots I
through 7 in Block 2, Richland Plaza Addition.
