The meeting was called to order by the

Mr. Trotter moved, seconded by Mr. Jones to
approve the minutes as written. notion carried
5-0.
Request of Ted D. Dawson to vary from 20% of
the lot depth for back yard.
Mr. Dawson presented his request stating he is
building this house next door to present home.
He does not plan to sell this house. \IJhen the
plans were drawn he did not know of present
ordinance requiring 20% depth of lot for back
yard. Homes in area were built about 15 years
ago and many extend farther back than the one
he is building. The plans extend 7 1/2 feet
farther than ordinance allows. He has a building
permit but had to take 7 1/2 feet off in order
to start building. He asked that his request
be granted that he may continue with original
plans.
After consideration by the commission members
Mr. Jones moved, seconded by Dr. Hahn to grant
this request. Motion carried 5-0.
Request of C.N. ~1arsh Properties to vary from
750 square feet per building average to 721
square feet overall average; 2200 square feet
of land per living unit to 1915 square feet
overall average and 2 1/2 parking spaces per
unit to 2.27 spaces per unit.

Mr. C. L. Reeves with Marsh, Reeves, Purvis
Joint Venture presented this request. We
would like to build 482 apartments. We have
built and operated in excess of 1,000 apart-
ments in the last 15 years, never operating
less than 500 at a time. In order for property
to be economically feasible, I originally fig-
ured we had to have 510 units. I was of the
opinion that we had the entire acreage, then I
realized the street had to be dedicated. We
have increased parking spaces from 858 to 1,092
and decreased units from 510 to 482; bedrooms
from 678 to 634. In order to have necessary in-
come for a feasable project, we had to have 482
units. If we were to include acreage for street
dedication we would have more than enough land
area. Mr. Reeves showed pictures of various
projects he had built in Austin. Jack Roseberry
asked if the plans were acceptable in case of
fire. Mr. Reeves said they had gone over the
plans with the Fire Marshal. Mr. Trotter asked
about the drainage problem in the area. Mr. Reeves
stated they had worked with Mr. Nerry and Mr.
Lindsey, owne~s of the adjoining property, con-
cerning this problem. There was much discussion
concerning the drainage problem. Mr. Helton
asked Bob Shade about this request. Mr. Shade
stated the drainage problem and the parking lots
would have to meet subdivision ordinance before
building permits would be issued. Mr. Shade said
that as far as the variance request he could see
no serious problems. Dr. Hahn asked the number
of parking spaces lost. Mr. Reeves figured a
total of 110, but stated the parking spaces we
have here far exceeds any we have had before.
Mr. Nerry asked if his company would be kept in-
formed of any drainage decisions. Mr. Reeves
stated they would continue to work with Mr. Nerry
and Mr. Lindsey on this problem.

After discussion by the commission members, Jack
Roseberry moved, seconded by Jay Jones to grant
this request. Motion carried 5-0.
