HomeMy WebLinkAboutZBA 1976-05-20 Minutes . e . e . ~ MINUTES OF THE REGULAR MEETING OF THE ZONING BOARD OF ADJUSTMENT OF THE CITY OF NORTH RICHLAND HILLS, TEXAS, THURSDAY, MAY 20, 1976 CALL TO ORDER The meeting was called to order by the Chairman, H.B. Helton at 7:30 P.M. ROLL CALL PRESENT: CHAIRMAN VICE CHAIRMAN SECRETARY H.B. Helton L.A. Trotter Dr. E.K. Hahn Jay Jones Jack Roseberry ABSENT: CITY STAFF: DIRECTOR OF P.W. CLERK Ray H. Britton Pauline Spain CONSIDERATION OF THE ~INUTES OF FEBRUARY 19 NEW BUSINESS BA 76-5 APPROVED Mr. Trotter moved, seconded by Mr. Jones to approve the minutes as written. Request of Jay M. Stauffer to vary from 20% depth of lot for back yard. This property is located at 7300 Maple Drive. Mr. Stauffer presented this request stating he wants to enclose his present garage and make a play room, and build a garage in the back yard. This will leave only 6 feet to his back property line. The ordinance re- quires 23.6 feet. Mr. Levie - Holiday Lane asked where the sewer line is located. Mr. Stauffer replied, along the back property line. BA 76-6 After much discussion by the commission members Mr. Jones moved, seconded by Dr. Hahn to grant this request. Motion carried 4-0. Request of James Ray Cox to construct an up- right patio cover too close to property line. This property is located at 5305 Holiday Court. Mr. Cox stated his property backs to Holiday Lane, across from the high school. He did not realize he needed a permit since he was doing the work himself. He brought a large paper bag with various objects that had been thrown into his swimming pool. Bottles had been broken when thrown over the fence causing much trouble. The cover will have a slanted shingle roof serving as cover for patio as well as safe- guard for pool. ~ e Mr. Britton stated the dangers of any type of overhang across the property line. Mr. Cox said he would be real close but it could be changed. Gary Fisher stated he had no objections. L.S. Forrester-53l3 Holiday Court stated this enhanced the neighborhood. . Mr. Trotter moved, seconded by Mr. Jones to grant this request with the understanding that the applicant clear the property line with the wooden structure. Motion carried 4-0. BA 76-7 APPROVED Request of Albert Cote to install a fence in front of his property. This property is located at 6505 & 6513 Harmonson Road. Mr. Cote informed the COMmission the fence was professionally installed and being ingnorant of the law he felt the company would have obtained a permit if needed. Mr. Cote is re- tired and has a garden, two cows and chickens. Two dogs got into his yard and killed several chickens so he decided to install a fence. . Mr. R.V. Rich 6504 Harmonson Rd.-I feel the fence is ideal for him and I don It have any objections. Mr. Ritter-I feel the fence adds to the community. Mr. Britton told the Commission Mr. Cote must understand he will have to remove the fence if it is in right-of-way or easement at the time Harmonson Road is improved. Mr. Jones moved, seconded by Dr. Hahn to grant this request with the stipulation that the fence will be removed by the property owner at the time Harmonson Rd. is improved if the fence is in right-of-way.
