MINUTES OF THE REGULAR MEETING OF THE ZONING BOARD OF ADJUSTMENT OF THE CITY OF NORTH RICHLAND HILLS, TEXAS, THURSDAY, SEPTEMBER 16, 1976 CALL TO ORDER The regular meeting of the Board of Adjustment was called to order by the chairman, H. B. Helton at 7:30 P. M. ROLL CALL PRESENT: CHAIRMAN VICE CHAIRMAN SECRETARY H. B. Helton L. A. Trotter Dr. E. K. Hahn Jay Jones ABSENT: CITY STAFF: DIR. OF PLANNING CLERK Jack Roseberry Ray H. Britton Pauline Spain CONSIDERATION OF THE MINUTES OF AUGUST 19, 1976 Mr. Trotter moved, seconded by Dr. Hahn to approve the minutes as written. Motion carried 3-0, Mr. Jones abstaining as he was not present at the August meeting. . NEW BUSINESS BA 76-10 Request of Dean Alexander to vary from the zoning ordinance #179 on Lot 21, Block 11, Glenann Addition for an accessory building located in his side yard and a stockade fence extending past the front of his house. This request was tabled at the August meeting. This property is located at 6513 Jerry Ct. SA 76-13 Mr. Alexander told the commission he had talked with Mr. Don Gill, Camco, Inc., and he was told there would be no objections if he would replace the wire fence at the east end of his property with stockade fence. Mr. Alexander said III will replace the wire fence as that will cost only about $100.00. That will be better than tearing it down II. After much discussion concerning the deed restric- tions, Mr. Jones moved, seconded by Dr. Hahn to grant both variances. Motion carried 3-0. Request of CarlO. Powell for a variance to retain agriculture zoning with less than two acres. This applicant is appearing before the Board of Adjustment at direction of the City Council. This property is located at 6613 Smithfield Road. . ~ . Page 2 Board of Adj. Minutes September 16, 1976 BA 76-13 Mr. Powell stated he had applied for Specific Use zoning for Day Nursery and it had been approved by the Council. He said he did not realize he had to have 2 acres of land for agriculture zoning. He had recently sold one half acre which left him with only 1.64 acres. ~1r. Britton explained that Specific Use zoning constitutes a change of zoning. Since there is less than two acres of land they request the Board to grant a variance leaving this property as agriculture. There was much discussion concerning possible future problems. Mr. Powell was most pleased that the Board was so concerned. Mr. Jones moved, seconded by Mr. Trotter to grant this variance for as long as the Powells own the property. Motion carried 4-0.
