Trotter to approve the minutes as writtt:n.
Request of Robert S. Folsom Investments, Inc. to
erect 254 apartments with 48 being only 529 sq.
feet and 112 with 680 square feet. This property
is located North of Airport Freeway at Eastern
City Limit Line of l~orth Richland Hills being
Tract 2 of Block 4 of University Plaza Addition.

Your zoning ordinance states a minimum of 750 sq.
feet per apartment. vIe think this is a great
apartment tract and would like a variance from the
750 square feet. We plan to build 254 units; 48
efficiency units of 529 square feet, 112 one
bedroom units with 680 square feet and 94 two
bedroom units; eighteen having libraries. There
will be twenty units per acre with four units per
building. wve have kept most of our apartments and
we have stringent leasing procedures. We run a
credit rating on each client and their salary must
be four times the rent of tÌle apartment. Two pepple
cannot rent an efficiency or one bedroom apartment
unless married. Children are not allowed in one
bedroom units. There will be laundry facilities
and storage areas. Our recreation facilities include
three sw:immirlg pools and tennis courts. ~ve have
built efficiency units on golf course at Sotogrande
and they have been well accepted. Sotogrande has
897 units having a 90% or better occupancy. }any
apartments square footage area includes patio &
wall area. The square footage of our apartments is
strickly the air conditioned area. Asked if they

planned to rent to college students, þ~. Holman
stated only if qualified according to leasing
procedure. The office building to be built will
provide a lot of people in tl1e complex. 11r.
Holeman was asked about exterior material. lIe
requested as much latitude as possible; stating
75% brick doesn't necessarily mean a better
building. ~~le want a place with as little maintenance
as possible. Stained siding will weather and needs
little upkeep. ~ve feel it will also be more " "
attractive. We are very optimistic and excited
about this project.
}æ. Trotter moved, seconded by Dr. Hahn to accept
this request in accordance with application.
lvfotion carried 3-2, with l'Tr. Jones and l-'Tr. Rose-
berry voting against.
