Request of H.C. Allison and Continental Housing
Consultants and Agents to rezone 117.638 acres
ou t of the ~~¡. D. Barnes and .Alex Iload Surveys
from its present classification af "Agriculture"
to a proposed classification of "IF-7 One Family
Dw-ellingft. Mr. F.T. Rutledge, president of Continental
Housing Consultants, came forward to present the case
to the Commission. He stated that þ~. Wilson Brown
was also a partner, and l1r. Buddy Roberts was their
engineer. The proposed $20,000 to $30,000 homes with
a minimum of 1,100 square feet, and a maximum of
1,300 square feet. This type homes were proposed for
medium income families. Chairman, Dr. Hager, asked
if they proposed to build, or to sell to builders
for the construction. He statèd that according to
the rnortgage cornpanies, it was best to sell the lots

to builders, and let them construct the homes.
If the lots were not sold to builders, they
proposed to build model homes at first. Since
most builders have their plans for this type
home , and for this type lot size , this would
be to their advantage. The lot size, would range
from approximately 60 to 65 feet across the front,
and approximately 7,200 to 7,500 square feet per
lot. Hr. Wilson Brown, President of Brown Corporation,
came forward and stated they would start development
imrnediately upon approval of the request. Several
surrounding property owners in the audiance came
forward in opposition of this zoning request. Their
views were that the lots were too small, houses. were
not large enoug11, the proposed 500 homes would over-
crowd the schools, property owners of this type were
restless, and it would degrade the surrounding
property. If the request was amended to IF-12, they
would not be in opposition of the zoning. The parties
stating opposition were ~w. W.H. Long, ~œ. David Wells,

explained to the members of the audiance that new
schools were to be constructed, and if they would
attend some of the school board meetings they would
gain a great deal from them regarding their community.
After discussion by the members of the commission,
motion of denial was made by ~~s. Shaunty, seconded
by Mr. Stembridge. fiotion carried unanimously.
Request of H.C. Allison and Continental Housing
Consultants and Agents to rezone 6.256 acres out
of the vJ.D. Barnes Survey from its present classi-
fication of frAgriculture" to a proposed classification
of "Local-Retail". l-1r. F. T. Rutledge came fonrare
to present the case to the Commission. t~. Rutledge
stated to the members of the commission that he wished
to table this request at this time. IvTotion to table
was made by }'lrs. Shaunty, seconded by l~'lr. Stembridge.
l"Iotion carried unanimously.
Request of P & S Construction to plat Lots 4, thru
18, Block 10, Clearview Addition presently zoned
"IF-9 One Family Dw-elling". Request to handle as a
preliminary and final plat. II'Ir. O.D. Long came for-
ward to present the case to the commission. He checked
the construction plans with the members of the com-
mission. He stat~d that the purpose of the platting
would be to obtaJ.11 14 lots out of this tract of land.

The developer has agreed to pay for all utilities,
paving assessment of Harwood Road, and oversizing
of an existing water line. It was explained that
due to the location of easements necessary to
serve this addition, Lots 4,5,6,7,13,14,15,16,17,
and 18 are slightly less than the 70 foot minimum
width requirements, but the slight width difference
would have no effect on the lots for the construction
of homes, and all of the lots exceed the minimum
footage requirements. After review of the plat and
constnlction plans, motion of approval as a preliminary
plat was made by 1{r. t-/elborn, seconded by }1r. Stembridge~
110tion of approval as a final plat was made by ~Œr.
Stembridge, seconded by l·Jr. tvelborn. Both motions
carried 4-1J, all members voting affirmative.
Request of Holiday Joint Venture for Holiday North
Section 3, Final Plat. Ì-Jr. Cal Luper C&"1le forward
to present the case to the commission. He stated
that they were building homes at the present in
Holiday North Section 1, and this property was located
North of the present building sites. He stated that
all lots conform to the requirements set out in the
preliminary plan. l·Ir. Luper stated to the members that
Ì:~. Dean Conlin, engineer for Carter & Burgess, was
present to an5Wer any questions they might have re-
garding the plat. }Ir. BaJ.lenger stated that preliminary
construction plans have been reviewed by our engineers
and his office. He stated that all lot sizes, build-
ing lines, and other provisions are in accordance
with the ordinance, with the exception of David Drive
being 94.33 feet longer than the 1,000 foot maximum
limit, and Terry Drive being 6.20 feet longer than
tl1e 1,000 foot maximum. He stated he did not feel
these excessive lengths would create any problems.
lIr. l"¡elborn said he felt that this would cause no
problem as long as the 500 foot coverage on fire plugs
were met. IJr. Ballenger stated that this 't'lould be
required in the final construction plans. It was
explained that Terry Drive will tie into Terry Drive
in College Hills Addition, and Susan Lee is a fixed
platted street.ÌJIr. Ballenger stated there was 'ti"ater
and sewer plans available for inspection. After dis-
cussion by the members of the commission, motion of
approval 1ÞiaS made b~T lir. Stembridge, seconded by I-Ir.
llelborn. l-lotion carried 4-0. All r£lembers voting af-
firnlative.
Replat of lots l4R - 15R-l, Block 2, Diamond Loch
Addition. fœs. Sargent, a contractor, is the owner
of the lots in question. She built a house on Lot

no set-back as required. In order to remedy this
situation, a revision of Lots 14 and 15R as indicated
on the plat was required. Both lots still meet the
12,000 square foot requirements, and a house can be
built on 15R-l in conformance råth the building code.
