PZ 72-3 Request of T·Ir. Dudley Beadles, Trustee to rezone
31.428 acres out of the vhn. Cox Survey from its
present classification of tfAgriculturetT to a
proposed classification of tt IF-9 One Farnily
Dwelling1T. J·rr.. navid r-Jloak ,·caJne forw-ard to· p,resent
the case to the Commission. He pin poipted the
location of the property to the m.embers. 11e stated
30 feet street R.O.vI. had been dedicated, and they
would give 20 more feet to make the street 50 foot.
He stated they wanted' to bring Starnes Road across
the property, and'ttJ'ou1d give one half of the R.O.l'J.
for the street there also. He stated they were
working out the sewer service thru the owner of the
former Dawson Davis property. lir. TvToak stated the
lot widths and area would conform to the IF-9 re-
quest. I-Ir. Bob Legge' came forward. He stated that
he had b'een a horne builder since 1964, and would be
the builder on this property. Mr. Legge; stated the
homes would have 1,200 and 1,400 square feet area,
with double car garage. }'JIr. Legge' stated that the

sewer service would be continued to Smithfield-
Keller Road. IJTr. Don Davis, real estate agent,
in this transaction cam.e forward. He stated this
type zoning was the highest and best use for tIle
area. It was stated the joining lots to the South
of this property owned by I·ir. B.~'j. Giles vias platted
under the old platting of Smithfield, and the lots
sizèa and square footage of living area do not
conform to t11e IF-9 zoning placed on the area. That
was the reason for going before the Board of Adjust-
ment SOIne time ago. I<tr. John Parker came forv¡ard
asking if these homes were to be under the 235
program. The answer was negative. After discussion
by the members of the Commission, motion of approval
was made by lir. Rinn, seconded by J..Trs. Shaunt:y.
l·lotion carried unanimously. All rnembers voting
affirn1ative.
R.equest of ITr. Dudley Beadles, Trustee to rezone
4.80 acres out of the lIme Cox Survey from its
present classification of "Agriculture" to a proposed
classification of "Comrnercialn. r~~r. David I\loal{
presented the case to the Commission. lIaving
considered the basics of this application with PZ 72-
3, ~d no one coming forward to oppose the appli-
cation, motion of approval ,'¡as made by 11r. Rinn,
seconded by r...i'. TJelborn. lIotion carried unaniJnously.
All members voting affirmative.
Request of H.C. Allison and Continential Housing
Consultants and Agents to rezone 123.894 acres
out of tIle TI.D. Barnes and j\lex lfood Surveys from
its prese11t classification of fTAgriculturetT to a
proposed classification of "IF-9 One Famil:)T Dt~ellingtf.
I':r. F. T. Rutledge, President of Continental I-lousing
Consultants, came forward to present the case to the
COlTIDlission. lIe stated l:Jr. ~Iilson Brown, developer,
and lire BuddJr lloberts, engineer, was also in tIle
audi ence to speak in behalf of the request. The:y

tllat t11ere were approxinlatel:y 400 lots to be de-
veloped, and the lots averaged 70 X 125, with
some vTider. He stated witl1 tile growth of the area,
it would need more development. Water and sewer
has been ~lell planned for tlle area. The school
district has been checked, and is ready for the
growth. The estimated cost to bring water and
~ewer to the property is $115,000.00, and $168,000.00
respectively for off site construction. t'vTben the
area is completelJT developed, the t~x revenue

The type of homes proposed to be built were shown
to the members of the Commission. It was pointed
out the South1'rest corner of the development would
be the location of the water tower, and they would
dedicate R.O.vi. for Starnes Road to be widened to
60 feet. ìJr. E. L. ~"farren came forward in opposition.
He stated 11e did not want this type zoning joining
his propert:y. TIr. David 11ells came forward in
oppositio11. He stated this development wou1à over
crow sc11001s and streets. I-Ie stated he vlould not
oppose IF-12 zoning. l:Ir. Bob ITescl1 came fon¡ard in
opposition. I-Jr. I,l.F. lIartin C~'1le fonrard in
opposition, and stated he owned property to the
lJort11east of tllis property requestiJ1g to be zoned.

development in the area at the present time. After

Request of Juanita Anglin, Jerry D. Anglin, and
Anita L. Snow to rezone 4.035 acres out of the
J>~. L:ync11 Survey from its present classification
of "Local-Retail" to a proposed classification
of tfComIllercial". lir. .Anglin carne fort^Tard to present
his case to the Con1W.ission. :rIe stated at the present
there was only a private road to this property, but
he proposed to vdden this road to be 32 feet from
curb to curb. Tl1is 1vould be paved, '-lith curb and
[~tter. The purpose of the request was to have
storage 1rarehouses and office facilities at t~nis
location. I-Ie sho't~¡ed the plans of the 't^larehouses
to the lnembers. There 't1'ould be 1,800 feet in. each
unit. lIr. Anglil1 stated 11e 1'laS going to landscape

to allow building. The line did not show up in

Since the zoning vms Corrrmunity Unit Development
tl-ley had to corne back for tl1e change. Economics
also vlere considered. J\11 the engineering plans
have been apIJroved, and about 95}~ of excavating
