Request of 113:-. D.S. Byrd to rezone Lot 2R, Block
23, Clearview Addition, (Revision of Tact A, Block
23) from its present classification of 171ooal-
Retail" to a proposed classification of "Commercial".
}¡Irs. Byrd came forward to present the case to the
Commission. She stated they were asking for the zoning
change to put in an automotive repair shop at this
location. The building would be of high quality
construction with a screening fence next to the
single family dwellings. Plans are to tear down the
building where they presently have their business,
and they have purchased the property in question to
build their own building. There being no one present
to speak in opposition to the request, and after
discussion by the members, motion of approval was
made by lvII-s. Shaunty, seconded by Mr. Rinn. Jvlotion

Request of }ír. C.J. Kinman and :Mr. Louis 1·1:. Howard
to rezone 6.43 acres from its present classification
of "IF-J2 One Family Dw'elling" to a proposed classi-
fication of "Planned Development". l,¡Ir. Don vJhite
came forward to present the case to the Commission.
¥Jr. '1fuite stated that Multiplex Construction Company
would be the developer. }ir. White showed the exhibit
to the Commission and audiance. He pointed out there
would be a six foot fence erected to screen off the
development from the existing residents. The struc~.,
tures would be mostly one story with some two story
units on the South. There would be landscaping and
parking area as shown. All landscaping would be main-
tained by the developer. There would be approximately
32 families in the one story dwelling, and about 80
units with one family per unit. :Mr. ~fuite stated
there would be a private road entering from Harwood
Road. l\fIr. Jack Pratt of 5124 Jennings Drive came
forward in opposition. 11r. Snodgrass came forward
in opposition wanting the area to remain as one
family dwellings. Mr. Robert Chadwell of 4912
Oakridge Terrace came forward asking if the buildings
would be built as shown on the plans. }vIr . White stated
yes, as it was Planned Development. :Mr. Byrd of 8320
Dude Court came forward asking if there would be
room left to maintain the drainage ditch. lir.
Ballenger stated they would leave at least nine feet.
After much discussion by the members of the Comrnission
motion of approval was made by 111-. Stembridge, second......"

Request of Itfr. C. J. Kinman and 1\11'. Louis 14. Howard
to rezone 12.11 acres out of the E.S. Carder and
L.G. Walker Survey from its present classification
of nIF-12 One FamiJ.y Dwelling" to a proposed classi-
fication of 1flv1ultiple Family Dwelling". l·ír. Don vJhite
presented the case to the Commission. Having consider-
ed this application with PZ 71-19, motion of approval
was made by 111-. Stembridge, seconded by þ1rs. Shaunty.
Ivíotion carried unanimously.
Request of 1b1r. Larry ~vood, Trustee to rezone 82.91
acres out of the Thomas Peck and S. Richardson
Survey from its present classification of "Agriculture"
to a proposed classification of "Community Unit
Planned Development". Mr. David Þ'1oak came forward to
present the case to the Commission. He explained the
plat posted to the Commission and the audiance. He
stated the lots would be much larger than usual, and
a greater set back line would be established. There
would be fire hydrants ever 500 feet. There would be
50' proposed street right-of-way with barditches.
Sewer isnot available at this time, and with large
lots it would make septic systems possible for each
lot. 1-11-. Ìvloak stated there would be approximately

2,500 square feet in each home. Plats were reviewed
by the audiance. l1r. J.lf. Davis came forward in
opposition to the zoning request. He asked that the
property be left agriculture as it would increase
taxes and traffic. I'1otion of approval as a pre-
liminary with City to check criteria for streets
and septic systems was made by :Mr. Stembridge,
seconded by l~s. Shaunty. lfotion carried unanimously.

PZ 71-22 Request of lvIr. Larry \iood, Trustee to rezone 5.85
acres out of the S. Richardson Survey from its
pre'sent classification of n Agriculture" to a proposed
classification of "Commercial". ì1r. David 1\1oak came
forward to present -the case to the Commission. Dr.
Hager asked why commercial zoning was requested
rather than local-retail. 1\Ír. Teehee came fOrw'ard
and stated he would amend his application to local-
retail. for a shopping center. This case was re-
viewed and considered along with PZ 71-21. ~lotion
of approval to amend the request was made by l1'rs.
Shaunty, seconded by :Mr. Rinn. ÞIotion carried
unanimously. l1r. Quintin Roberson came forward in
opposition. 1JIr. Bill :r.IcClure came forward stating
the road width was 70 foot right-of-way and 24 foot
pavement. Illotion of approval as amended was made by
}t1rs. Shaunty, seconded by }ír. R.inn. }íotion carried
unanimously.
