CALL TO ORDER .The regular meeting of the Planning and Zoning Corrmdsaion was called to order by Chairman, Dr. Charles Hager CONSIDERATION OF MINUTES OF THE PREVIOUS MEETING Motion of approval was made by Mr. Rinn, seconded by Mrs. Shaunty. Motion carried unanimously. ROLL CALL . PRESENT: Chairman Vice Chairman Secretary ABSENT: . STAFF PRESENT ITEMS ON AGENDA FOR REGULAR PLANNING AND ZONING ~Ĺ’ETING PS 71-13 . Dr. Charles Hager Louis E. Rinn Mrs. J.W. Shaunty D.R. Stembridge C.R. Ballenger, Director of Public Works, Betty Terrell, City Clerk Request of Mr. Joe T. Fox to subdivide 41.21 acres out of the John Barlough Survey, and consider the preliminary plat. Mr. O.D. Long came forward to present the case to the Commission. Mr. Long re- viewed the Engineers comments regarding the sub- division. Item 1 - There would be no problem to conform to the lot width as indicated. Item 2 - There is a tenative agreement with the property owner regarding the street from their property connecting with the property in question, or a small cul-de-sac to keep the street from going all the way thru. Item 3 - Calculations regarding distance between the streets are to be rechecked and the city Engineers approval will be obtained. Item 4 - Would like to carry the street further North. Item 5 - Drain~ge will be designed to satisfy City Engineers. Item 6 - Perpetual maintenance agreement will be furnished by the owner. Item 7 - Fire hydrants will be located as required. Item 8 _ Redesign of the sanitary sewer will be accomplished. This would normally require City participating in over-sizing. }~. Ballenger called the Commmssion's attention to the fact that an additional 25 foot right-of-way fronting the Watauga Road should be ~ . aquired at this time. This is in keeping with the policies in obtaining additional right-of- way for the widening of Watauga Road. Mr. Long stated he would present this request to Mr. ~F'ox. After discussion by the members, motion of approval was made by 1-1r. Rinn subject to the corrections being made according to the Engineers letter and comments, and any corrections required by the Public Works Department, and with the additional 25 feet of right-of-way to be provided by }.tIr. Fox. }vIrs. Shaunty seconded the motion. Motion carried unanimously. OLD BUSINESS None ADJOURNMENT Motion to adjourn vas made by Mrs. Shaunty, seconded by Mr. Rinn. Motion carried unanimously.
