Zoning consideration and preliminary plat request
of Ro~ralty Properties and Vera Cruz Limited to re-
zone Block 42-B, Richland Terrace Addition from its
present classification of "lvfultiple Family" to a
proposed classification of rrConmrunity Unit Develop-
ment It to allow the construction of Condominium Town
Houses. Hr. Bart Bradi'ord, and Mr. Jlfichael Bardis,
with Carter & Burgess, came forward to present the
case to the Conunission. l1r. Bradford stated that the
coming event is Condœ~inium Town Houses. This would
consist of no more than eight units connected to-
gether, and each would be owner occupied. }~s. Shaunty
asked if the drainage would be taken care of. Mr.
Bradford stated it would, and they would comply to
any request made by the City Engineers. They had
anticipated about 600 feet of stonn drainage. 1vfrs.
Shaunty asked the type, if any, of landscaping. It
was stated that landscaping would be installed, and
the owner could add what was desired to the units.

The members inquired about a screening fence at the
rear of the homes. Mr. Ballenger stated that by ordi-
nance he would require a screening fence along the
East side between this property and the single family
residences. This would be at least a six foot fence.
~1r. Bradford stated that this was the best type of
construction and would average 1,856 square feet per
unit. With the lend prices so extremly high at the
present time this type of construction would allow
the highest and best use of the land yielding ten
t~ eleven units per acre, which would be less denisty
than normal multiple family zoning. The open space
requirements would be at the front and rear of the
units with a side yard between each complex. The
first phase would consist of approximately 33 units
fronting Cloyce. The remaining lots to be in phase
two. }fr. R.D. Stillwell of 4900 Susan Lee Lane came
forward asking about the drainage problem and the
type of construction. He also asked if Short Street
would be opened as shown on the original plat. ~1r.
Bradford stated that Short Street would be opened.
lie told Mr. Stillwell that when ¥J.aryanna and Short
Streets were opened they would proceed with the
drainage as required by the City Engineers. 141-.
Ballenger advised the Commission that he would re-
quire a recalculation of the drainage area and would
assure all concerned that the suggestions of the City
Engineers would be required before final plans were
approved. After consideration by the members of the
board, motion of approval was made by Mrs. Shaunty
with the stipulations that all suggestions by the
City Engineers be complyed with, seconded by ~1r.
Stembridge. }Iotion carried 5-0.
