The regular meeting of the Planning and
Zoning Commission was called to order by
Chairman, ~v.m. N. Ratcliff
~lotion of approval was made by Dr. Hager,
seconded by r.'Irs. Shaunty. 1\/1otion carried
unanimously.

PZ 70-16 Request of Educators Development Corporation to rezone
10.8477 acres more or less out of the J.H. Barlough
Survey from its present classification of "IF-9 One
Farnily Dw"ellingU to a proposed classification of "Local-
Retail. Chairman, l'1.r. v~'in. Ratcliff asked 1\·1r. Ballenger if
the legal had been checked out. I~fr. Ballenger stated yes.
Dr. Curtis E. Ramey came fO~lard to present the case to
the members of the Commission. Dr. FArney stated that the
land belonged to Educators Development Corporation a sub-
sidiary of Fort vlorth Christian College. They felt that
the requested zoning would be the highest and best use of
the land, and would provide facilities for the students
and residents of the area. Dr. Ramey stated that the land
was undesirable as a residential development, due to its
proximity to the College, ~iatauga R..oad, and the Lone Star
Gas Pumping Station. Dr. Hager asked about the road cross-
ing the property. Dr. FArney stated the road was not dedi-
cated and had been slightly improved by City and County
forces as a temporary outlet to tvatauga Road. l1r. C.R.
Ballenger presented a proposed plat to the Commission,
showing the proposed route of Holiday Lane extention of
College Circle. He explained that this was proposed under
the Bond Program at a future date. The proposed road

~ould in effect replace the existing undedicated one.
Mr. Ratcliff pointed out that the existing road would
in effect be a permanent road by right of public domain,
and questioned the necessitating of its official abandon-
ment. Dr. Ramey was questioned at length regarding the
owners willingness to abandon and/or dedicate the
necessary right of way for the extension of College Circle
South. Dr. Ramey was further questioned if this zoning
could be contingent upon the dedication of the afore
mentioned road. Dr. Ramey agreed, and stated the Corpo-
ration would comply with the needs and requirements of the
City regarding roads crossing the property. Mr. Ernest
¡feight representing the· Fort vlorth Christian College came
forward and spoke in favor of the zoning. Mr. Jessie
Homes of 7604 Deaver representing the College Hills Church
of Christ, and the interested citizens of the area, came
forward and spoke in favor of the zoning stating retail
facilities were needed in the area, and this was the
logical location for them. No one came forward to oppose
the application. After due consideration and on a motion
by Dr. Hager, seconded by Mrs. Shaunty the Commission
voted unanimously to approve the request.
