The meeting of the Eoard of Adjustment was called
to· order by Chairman II. B. Helton at 7:30 P.M.

ABSENT:

Mr. Trotter moved, seconded by Mr. Jay Jones, that
the minutes of the previous meeting be approved.
The motion carried bJ a vote of 5-0.
Request of M:r. H. W. Luce for a variance from the City
of North Richland Hills Zoning Ordinance No. 179, on
Lot 8, Richland Oaks Addition for existing single
family and proposed subdivision. The side yard require-
ment on corner lots is 30 feet, requesting 15 feet, and
rear yard requirement is 56 feet and the request is for
25 feet. Lot 9, Richland Oaks Addition is for depth
of lot requirement. The standard lot depth is 110 feet
and the request covers three lots that are various in
depth and are below minimum.

flIr. O. D. Long came forward to represent Mr. Luce.
Mr. Long stated that he was the Engineer for Mr. Luce,
a"nd was aware that they would have to have engineering
plans, preliminary subdivision and final plat approval
before they could start construction. He pointed out
on the proposed plans that the house now on the property
was the one in violation of the present ordinance.

Mr". Palachek asked Mr. Long what distance they had
for off street parking from the drive to the present
garage. . rÆr. Long stated there was no garage, as it
had been converted to living area.
MR. BOYD DOLLAR - AGAINST
Mr. Dollar came forward in opposition of the variance.
He stated he lived at 4909 strummer and wanted to know
the total intent of the development. He stated their
deed restr~ctions would not allow any subdivisions in
the area. He wished the area to remain the same as
it is at the present and has been for several years.

came forward in opposition. He stated he owned
property immediately West of the property in question.
Mr. Richards asked the Members of the Board to deny
any change in this variance request.

Mr. Norman Krey of 5021 strummer came forward in
opposition to the variance request. lIe presented
a pet it ion signed beY propert~y owners in the area.

Mr. Raymond Faker of 8208 Jerri Jo came forward in
opposition of the request. ~e also stated that their
deeà restrictionE prohibited any subdivision in the
area.

Mr. Randolph of 5017 strummer came forward in opposition
of the request. He stated to the members not to change
an~ything .

Mr. Grant stated that it would devaluate their property
and that he was opposed to the variance.

Dr. Chapman of 5808 strummer came forward in opposition.

ago because of the deed restrictions, and wished it
to remain the Eame now.

He asked to leave the area as it is now.

Mr. a'Day of 5017 strummer came forward in opposition
of the requ_est.

Mr. Stalcup of 4913 strummer came forward in opposition
of the request. He stated he had lived in the area
before it was in the City of North Richland Hills and
wished it to remain the same.

Mr, ~amples of 4908 strummer came forward in opposition.
lIe stated tha.t by the reaction of the aUdience, the
property owners in the area, they wished the request to
be denied.
A motion to recess was made by Dr. Hahn, seconded by
Mr. Trotter. The motion carried by a vote of 5-0.
After much discussion and review of the request,
Chairman Helton called the meeting back to order to
rule on the variance.
Mr. Trotter moved, seconded by Mr. Palachek, to deny
both cases in their entirety. The motion carried by
a vote of 5-0.

the meeting. The motion carried by a vote of 5-0.
