H.B. Helton 7:35 P.li. PRESENT: Chairman Secretary H.B. Helton Dr. E.K. Hahn Leslie A. Trotter Billy G. :Ernst Ray Lofland ABSENT : Administrative Staff: None C.R. Ballenger, Director of Public vlorks, Betty Terrell, City Clerk lilotion of approval of the minutes of the previous meeting was made by 1¡1r. Lofland, seconded by Þ1r. Trotter. Motion carried unanimously. PZ 70-10 Request of 1v1r. J.B. Sandlin for a variance from City of North Richland Hills Zoning Ordinance No. 179 -on Lot 1, Block 7, College Hills Addition, futher described as 7700 Terry Drive. Recorded plat shows a 25 foot build- ing line set back. The City requires a 15 foot set back, and the house has a 12i foot set back on the side build- ing line. Mr. Sandlin requested a variance on this lot. It was pointed out that North of this property there was in existance three homes constructed and in essence the builders had actually established a set back line to which this request would conform. It was pointed out that the home built on this lot would still be 25 feet from the existing curb, this footage being acertained by 12! feet R.O.W., and 12! feet set back from the property line. This footage would comply with the normal requirements of the City. The difference being in the original plat requirements which were unnoticed at the time the house was staked out. It was pointed out that all other normal requirements of the City had been met. It was further pointed out that ample R.O.~i. for future widening re- mained. It was further pointed out that the width from curb to foundation coincided. with the requirements direct- ly across the street. After due consideration the Board of Adjustment made a motion by ~1r. Trotter, seconded by lvIr. Lofland voted unanimously to grant }ír. Sandlin a variance on Lot 7, Block 1, College Hills Addition to conform with the plat submitted. ~ . At this point it was brought out that Lots 1 and 12, Block 6, Lot 13, Block 5, College Hills Addition were in violation in that the present homeowners could ex- perience difficulty with the title companies in the event the homes were ever sold. The Board of Adjustment felt that variances should be granted on these lots at this time to avoid further confusion in this area. On a motion by :Mr. Lofland, seconded by litfl-. :Ernst the board granted variances on Lots 1 and ]2, Block 6, Lot 13, Block 5, College Hills Addition. Motion carried unan- imously. OLD BUSINESS: ) Members requested a written dicision from City Attorney Dennis Morrow on legality of mobile homes being placed on private property. ADJOURNrvIENT: Motion to adjourn was made by 1~1r.
