ITET,TS ON 11GENDA FOR BOARD OF ADJUST- MENT lÆEETING . ~INUTES OF THE MEETING OF THE BOARD OF ADJUSTMENT OF THE CITY OF NORTH RICHLAND HILLS, TEXAS, !IELD AT THE CITY lfALL, 4101 1'~10R- GAN CIRCLE, TUESDAY SEPT. 15, 1970 The meeting of the Board of Adjustment was called to order by Chairman, Mr. H.B. Helton at 7:45 P.M. PRESENT: Chairman Secretary H.B. Helton Dr. E.K. Hahn Jay Jones ABSENT: Glenn Goodnight Leslie A. Trotter Administrative Staff: C.R. Ballenger, Director of Public lrJorks Motion of approval of the minutes of the previous meeting was made by Dr. Hahn, seconded by Jay Jones. Motion carried unani- mously. PZ 70-21 Request of Gladys L. Thomas for a variance from the city öf North Richland Hills Zoning Ordinance #179 on the following described property. Abstract 1055 Tract 12A2, out of the T.K. Martin Survey to place a mobile home on the above property to be lived in by Mrs. Thomas. Mrs. Thomas came forward to present her case to the Commission and stated that she owned the property in question con- sisting of 2.10 acres zoned "Industrial". I\1rs. Thomas stated that she was 71 years old and lived alone. She requested a variance to allow her to place a mobile home on this property. She would live in the mobile home and rent her house, or live in her house and have a mobile home with othereliving in it, the purpose being to have someone near. She further stated that she had had prow- lers and her home had been broken into and she was further afraid to continue living there alone. She point- ed out that she was surrounded by an airport and metal buildings used for aircraft maintenance and there was much traffic, both foot and automobiles, in the area. Mrs. Thomas told the Board that she had her property listed for sale, but had been unsuccessful in selling this property to date. The length of time requested for the trailer to remain on the premises would be until her property was sold. Dr. Hahn asked Mrs. Thomas if she had already purchased the mobile home. She advised the Board she had not. Mr. Lynn Spencer and his father, who . . . OTHER BUSINESS: ADJOURNIVIENT: ~ owned property adjoining Mrs. Thomas, were in attend- ance and stated they had no objections to Mrs. Thomas' request. At this point Chairman Helton called a recess and advised Mrs. Thomas that she would be notified by mail the Board's decision no later than Friday Sept. 18, 1970. After due deliberation and the weighing of all pertinent information available, Chairman Helton called the meeting back to order and on a motion by Jay Jones, seconded by Dr. Hahn the Board voted unani- mously to deny the application of Mrs. Thomas. At this point Mr. Ballenger asked for a zoning use ruling on the property owned by IvIr. Don Reams on High- way 121 near Harwood Road, this property is zoned Local Retail. The requested use was for the storage of insur- ance company wrecked and repossessed automobiles. Mr. Ballenger stated that under Article VI, Item I, page 15, a commercial automobile parking lot in a ftLocal Retail" District was provided for. He further stated that his interpetation of commercial automobile parking lot would not encompass the use Mr. Reams proposed for this location. He stated however that in fairness to Mr. Reams, he was asking for a Board ruling and would be happy to abide by the Board's decision in allowing or disallowing this operation. After due deliberation, motion to deny this operation at this location was made by Dr. Hahn seconded by Mr. Jones. Motion carried unanimously, the Board giving as its reason~ as had been pointed out by Mr. Ballenger, that they too felt that a commercial zoning would be required for this type operation.
