PS 68-2 Request of Dynamic Development Corp. to vacate Lots 13 thru 18, Block 1, Lots 1 thru 10, Block 2, Lots 16 thru 31, Block 3, lots 21 thru 27, Block 4, Town & Country Estates. !.r1r. He stated the reason they wanted to vacate was due to the changes and were asking for 1:Iultiple-Family and property was undeveloped at this time. Property involved consist of 7.860 acres. Motion was made by l1r. Sprott for approval as submitted. l\;fr. vfalker seconded the motion. Motion carried unanimously. This property is located North of R. O. ~''l. of Highway 12lA in Town & Country Estates. . PZ 68-30 Request of }~. E.L. Baker Jr. to rezone 4.846 acres out of the E.S. Carder Survey from its present classification of IF-12 One Family Dwelling to a proposed classification of ~lultip1e Family Dwelling. l~. Ballenger stated to :r~1r. Pyron all metes and bounds had been checked on all cases prior to the meeting. þ~. Baker came forward to present his case to the board. This property consist of almost five acres on Highway 121-A and Bedford-Euless Road. They have been working on this tract for some time, making three tracts in a triangle facing Highway 121-A, at least some 100 feet away from home owners. Since changes have been made this property is more suitable for Multiple-Family use. He stated they had two possible sites for business purposes and if carried thru would employ approximately 800 persons. It would be approximately 6 stories with 96,000 square feet of building space. This portion is already zoned Cormnercial. The proposed l/Iultiple-Family would be about five acres as a buffer before involving the residential area. Being bufferd on the East the traffic would have access to the Hight..ray and not residential area. J,ír. Hamm came forw-ard to explain the plans for parking. Private parking would be best for office buildings and for r~1ultiple-Family. The apartments would be larger than usu.aJ., approrimately 20~ apartments per acre, two story with 1.8 parking per unit. Back of apartments would be approximately 200 feet from any residential area. This pro~erty is bounded by Bedford-Euless Road on the North and State Highway 12l-A on the South near l'foodcrest Addition. ......- ~ I·lotion was .made by 1:11-. Carder Survey from-its present classification of IF-12 One Fami~ Dwelling to a proposed classification of Multiple Family Ikrelling. lIembers of the board reviewed tIle plat. lTr. Don ~'lhite represented l·lr. I{inman. I-Ie stated that I.C.D. Inc. intended to purchase the property. He stated that the back of the property would be about 57l feet West of Richland Oakes Addition. Plats of the proposed apartments were shown to the members and to the audiance. Several parties in the audiance voiced their opinion against lJultiple-Family Dwellings on the described property. This property is bounded by Harwood Road on the North and part of Town & Country Estates on the South. lTotion was Tnade by I~r. PZ 68-32 Request of ~Jna~c Development Corp. to rezone 7.860 acres out of Town & Country Estates from its present classification of IF- 12 One Family Dwelling to a proposed classification of 1:1ultiple- Family Thielling. }~. Don l'lhite and llifr. Joe F. Bourn presented the case to the members of the board. Due to the rapid change of the area lIultiple-Family was the best land use. Recormnended Land Use l;AP was used to explain for request of l.:Iultiple-Farni.1y zoning. Display of the type of apartments proposed were shown to the members and to the audiance. ApproxiITately 868 feet on High- waJ' 121-A and Harwood Road. Parking area would be over the require- ment of the City. Harwood Road would be the access and Blvd. type on lIighway 121-A South for the traffic. This property is bounded by Highway 121-A and part of Town & Country Estates that 'tAfaS vacated for rezoning. lIotion 'Was made by Ifr. Sprott for approval as subrnitted. I·Ir. PZ 68-33 Request of lire C.J. llinman to rezone 6.856 acres out of the L.C. 11alker Survey from its present classification of IF-12 One Fa.'TIily Dwelling to a proposed classification of lIultiple-Family Thqelling. l:Ir. IG.nman carne fontard to present his case. I·,1r. Iünman stated approximatel:;' there would be 571' on Haniood Road, and the City had asked for 90 feet of his property on the ~Jest boundary for the drainage ditch. Drainage would take care of the upper and lO\"lerarea frorn flooding. I-ír. Kinman agreed to take the drainage ditch off his property and not aslc for one half from any of the neighbors. 237 feet from 571 foot strip would seperate the two areas. I"Ir. Pyron asked if any other type zoning had been considered lIr. IUnman stated no due to the location and with the drainage ditch seperating tIle Ì'lultiple-Farnily from the residential area was the best use for the property. Some members in the audiance calle forward to protest líultiple-Fami1y. l'¡1r. Pyron stated to Ivjr. I\inrnan tIle recoTIIDlendation 'tiould go to the City Council and not only to the Planning and Zoning Commission. 1'1otion was ntade by I~Ir. Crawford for denial. lIr. Sprott seconded the motion. lCotion carried unanimously. This property is bounded by f~ood Road on ~ the IJorth, and :East of Richland Oaks Addition. PZ 68-34 Request of ITr. J .L. Brurnbaugh to rezone 3.73 acres out of the A.G. lJalker Survey from its present classification of Commercial to a proposed classification of líultiple-FaJnily Dwelling. l'·Ir. Jacl~ . Britt presented the case to t11e TI1embers. IIultiple-Fa.111ily would lJe tIle ljest use of the property. Parking would be approximately 2 cars per apartJnent unit, and units approxirnately 700 square feet and ~lould furnish recreation facilities. læ.
