AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-86-41 the following described property shall
be rezoned from C-1 and R-7-MF to C-2.
BEING a tract of land situated in the L.C. Walker Survey, Abstract 1653,
City of North Richland Hills, Tarrant County, Texas, being a tract of land
conveyed to Campus Hill Joint Venture as recorded in Volume 7809, Page
1700, Deed Records, Tarrant County, Texas and being more particularly
described as follows:
BEGINNING at a ~ inch iron rod in the north line of State Highway No. 26
(Grapevine Highway a 100 foot R.O.W.), said iron rod being the southeast
corner of Lot 2, Block 2, Walker Branch Addition, as recorded in Volume
388-156, Page 22, Tarrant County Plat Records;
THENCE North 00 degrees 00 minutes 01 seconds East, 1017.59 feet to a
point;
THENCE North 89 degrees 56 minutes 10 seconds East, 638.80 feet to a point;
THENCE North 45 degrees 14 minutes 39 seconds West, 4.8 feet to the
beginning of a curve to the right having a central angle of 45 degrees 10
minutes 49 seconds, a radius of 819.00 feet, a tangent of 340.75 feet, a
chord bearing North 22 degrees 39 minutes 14 seconds West, and a chord
length of 629.22 feet;
THENCE along said curve to the right 645.82 feet to the point of Tangency;
THENCE North 00 degrees 03 minutes 50 seconds West, 27.23 feet to a point;
THENCE North 89 degrees 56 minutes 10 seconds East, 828.05 feet to a point;
THENCE South 00 degrees 25 minutes 32 seconds East, 396.04 feet to a point;
THENCE South 44 degrees 45 minutes 21 seconds West, 1738.42 feet to the
point of beginning and containing 975,304 square feet or 21.9 acres of
land.

This property is located on Grapevine Highway across from the Tarrant
County Junior College.
