ORDINANCE NO. 1427
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-86-60 the following described property shall
be rezoned from AG to C-1.
ALL that certain tract or parcel of land situated in the W. C. Newton
Survey, Abstract 1182 and the H. L. Allen Survey, Abstract 65, Tarrant
County, Texas and being of that same Tract One and Tract Two conveyed to
Hershell E. Allison etux as recorded in Volume 2588, Page 69, Deed Records,
Tarrant County, Texas and being further described by metes and bounds as
follows:
BEGINNING at a steel rod on the west right-of-way line of Precinct Line
Road (a public right-of-way), said point being on the north boundary line
of that same tract conveyed to Jeffiah J. Bell as recorded in Volume 2530,
Page 234, Deed Records, Tarrant County, Texas;
THENCE North 87 degrees 32 minutes 12 seconds West along said north
boundary line of that same tract conveyed to Jeffiah J. Bell, 267.85 feet
to a steel rod;
THENCE North 02 degrees 52 minutes 17 seconds East passing a steel rod at
the southeast corner of Brentwood Estates as recorded in Volume 388-97,
page 31 of Deed Records, Tarrant County, Texas at 25.00 feet and continuing
along the east boundary line of said Brentwood Estates a total distance of
797.74 feet to a steel rod on the said west right-of-way line of Precinct
Line Road, said point being on a curve to the left whose radius bears North
73 degrees 18 minutes 07 seconds East at 421.70 feet;
THENCE southeasterly along said west right-of-way line and along said curve
to the left through a central angle of 21 degrees 42 minutes 30 seconds a
total arc distance of 159.78 feet to a steel rod at the end of said curve;
THENCE South 89 degrees 34 minutes 57 seconds East along said west
right-of-way line and along the north boundary line of said Tract One,
29.50 feet to a steel rod on a curve to the right whose radius bears South
43 degrees 01 minutes 35 seconds West at 375.38 feet;

THENCE southeasterly along said west right-of-way line and along said curve
to the right through a central angle of 46 degrees 11 minutes 10 seconds a
total arc distance of 302.60 feet to a steel rod at the end of said curve;
THENCE South 00 degrees 47 minutes 14 seconds East along said west
right-of-way line, 398.00 feet to the place of beginning and containing
3.6378 acres of land.
This property is located on the west side of Precinct Line Road, south of
Shady Grove Road.
