ORDINANCE NO. 1431
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-86-65 the following described property shall
be rezoned from AG to R-2.
BEING a 10.02 acre tract of land situated in the John Condra Survey,
Abstract 311, Tarrant County, Texas and being described by metes and bounds
as follows:
BEGINNING at a steel rod 1,306.42 feet south of the north boundary line of
said John Condra Survey and being in the east right-of-way line of County
Road #3051 (Douglas Lane);
THENCE North 00 degrees 03 minutes West along the east R.O.W. line of
County Road #3051 (Douglas Lane) for a distance of 675.37 feet to a point
for corner;
THENCE South 89 degrees 59 minutes East along the South line of a 2 acre
tract for a distance of 210.0 feet to a point for corner;
THENCE North 00 degrees 01 minutes 59 seconds West along the east line of
said 2 acre tract for a distance of 358.14 feet to a point for corner;
THENCE South 89 degrees 54 minutes 32 seconds East along the South line of
a 5.10 acre tract for a distance of 284.59 feet to a point for corner;
THENCE South 00 degrees 06 minutes 15 seconds East along the West line of a
tract of land for a distance of 1033.14 feet to a point for corner and
being the north R.O.W. of Starnes Road;
THENCE North 89 degrees 59 minutes West along the north R.O.W. line of
Starnes Road for a distance of 495.56 feet to the place of beginning and
containing 10.02 acres, more or less.

This property is located at the northeast corner of Starnes Road and
Douglas Lane.
