ORDINANCE NO. 1433
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-86-67 the following described property shall
be rezoned from AG to R-2.
COMMENCING at a steel rod found in a fence for the northwest corner of the
Stephen Richardson Survey, Abstract 1266, said point being in the east line
of the John Edmonds Survey, Abstract 457, said point also being the
southwest corner of the James C. Bradford Survey, Abstract 139;
THENCE South 89 degrees 14 minutes 25 seconds East with the centerline of a
60 foot R.O.W. recorded in Volume 4396, Page 649, Deed Records, Tarrant
County, Texas at 1039 feet and continuing with the fenced south line of
Wilson Lane (County Road #3076) in all a distance of 1682.32 feet to a
steel rod found at a fence corner;
THENCE crossing said Wilson Lane, North 00 degrees 24 minutes 19 seconds
West 26.8 feet to a point in the north line of said road for a corner;
THENCE with the north line of Wilson Lane, the line common to said
Richardson and Bradford Surveys and the City Limit line common to Keller
and North Richland Hills, North 89 degrees 50 minutes 50 seconds East
2008.3 feet to a 1 inch steel rod found, said point being at the
intersection of the north line of said Wilson Lane with the approximate
centerline of Keller-Smithfield Road;
THENCE with said Keller-Smithfield Road (County Road #3076) approximate
occupied centerline. South 00 degrees 16 minutes West, a distance of
1095.00 feet to the point of beginning;
THENCE South 00 degrees 16 minutes West containuing with Keller-Smithfield
Road, a distance of 1503.71 feet to a point for a corner, said point being
in the north line of Bursey Road as platted in Volume 388-194, Page 2, of
the Deed Records, Tarrant County, Texas;
THENCE South 89 degrees 53 minutes 53 seconds West, a distance of 164.17
feet to the beginning of a curve to the left;
THENCE along the said curve with a radius of 740.00 feet and a central
angle of 20 degrees 25 minutes 53 seconds, a distance of 263.88 feet to a
point for a corner;

THENCE North 20 degrees 34 minutes 17 seconds West, a distance of 158.88
feet to a point for a corner;
THENCE North 00 degrees 23 minutes 30 seconds West, a distance of 546.00
feet to a point for a corner;
THENCE South 82 degrees 52 minutes West, a distance of 125.86 feet to a
point for corner;
THENCE South 89 degrees 40 minutes West, a distance of 49.93 feet to a
point for a corner;
THENCE South 00 degrees 14 minutes 49 seconds East, a distance of 34.01
feet to a pint for a corner;
THENCE South 89 degrees 55 minutes West, a distance of 125.00 feet to a
point for a corner;
THENCE North 00 degrees 23 minutes 30 seconds West, a distance of 805.39
feet to a point for a corner;
THENCE North 82 degrees 45 minutes 07 seconds East, a distance of 800.54
feet to the point of beginning and containing 22.00 acres, more or less, of
property.
This property is located on the west side of Keller Smithfield Road, north
of Bursey Road.
