ORDINANCE NO. 1437
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-86-71 the following described property shall
be rezoned from AG to R-2.
THE description of a 3.453 acre tract of land in the John Condra Survey,
Abstract 311, Tarrant County, Texas; said tract being a portion of a 19.76
acre tract described in a deed recorded in Volume 3104, Page 190 and also
being a portion of a 19.813 acre tract described in a deed recorded in
Volume 8354, Page 234, of the Deed Records of Tarrant County, Texas; said
3.453 acre tract being more particularly described by metes and bounds as
follows:
BEGINNING at a point in the south right-of-way line of Starnes Road; said
point being South 00 degrees 09 minutes 51 seconds East 35.00 feet from the
Northeast corner of the 19.813 acre tract;
THENCE West along the said south line of Starnes Road for a distance of
149.99 feet to a point for corner; said point being the intersection of the
said south line of Starnes Road and the east line of proposed Holiday Lane;
THENCE along the said east line of proposed Holiday Lane the following
calls:
South 00 degrees 10 minutes 16 seconds West 626.01 feet South 00 degrees 02
minutes 15 seconds West 182.49 feet to a 5/8 inch iron at the beginning of
a curve to the left having a radius of 266.94 feet;
ALONG said curve to the left an arc length of 171.21 feet to a 5/8 inch
iron at its end, the long chord of said 171.21 feet arc is South 18 degrees
16 minutes 48 seconds East 168.29 feet to a 5/8 inch iron;
SOUTH 36 degrees 37 minutes 45 seconds East 70.73 feet to a 5/8 inch iron
at the beginning of a curve to the right having a radius of 618 feet;
ALONG said curve to the right an arc length of 101.68 feet to a 5/8 inch
iron for the north corner of the tract described in the deed to the City of
North Richland Hills recorded in Volume 8365, Page 87 of the said Deed
Records, the long chord of said 101.68 feet arc is South 32 degrees 20
minutes 17 seconds East 101.57 feet;

THENCE North 00 degrees 05 minutes 06 seconds East, along the east line of
said 19.76 acre tract 482.84 feet to an angle point;
THENCE North 00 degrees 09 minutes 51 seconds West, along the east line of
said 19.813 acre tract and east line of said Survey, 628.03 feet to the
place of beginning and containing 3.453 acres of land.
This property is located on the south side of Starnes Road, west of
Plumwood Drive.

PZ-86-71 IS HEREBY REZONED R-2 THIS 9th DAY OF February, 1987
STIPULATION: All residences have rear entry garages_or side entry garages.
