HomeMy WebLinkAboutOrdinance 1439 ORDINANCE NO. 1439 AN ORDINANCE REZONING PROPERTY IN ACCORDANCE WITH SECTION XXVIII, AMENDMENTS, OF ZONING ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED BY THE PLANNING AND ZONING COMMISSION AND THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS, JANUARY 9, 1984 AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY THE PLANNING AND ZONING COMMISSION: RESOLVED that on Case No. PZ-86-73 the following described property shall be rezoned from AG to R-2 with the stipulation that the houses be a minimum of 1800 square feet. COMMENCING at a steel rod found in a fence for the Northwest corner of the Stephen Richardson Survey, Abstract 1266, said point being in the East line of the John Edmonds Survey, Abstract 457, said point also being the southwest corner of the James C. Bradford Survey, Abstract 139; THENCE South 89 degrees 14 minutes 25 seconds East, with the centerline of a 60 foot R.O.W. recorded in Volume 4396, Page 649, Deed Records, Tarrant County, Texas at 1039 feet and continuing with the fenced South line of Wilson Lane (County Road No. 3076) in all a distance of 1682.32 feet to a steel rod found at a fence corner; THENCE crossing said Wilson Lane North 00 degrees 24 minutes 19 seconds West 26.8 feet to a point in the North line of said road for a corner; THENCE with the North line of Wilson Lane, the line to common to said Richardson and Bradford Surveys and the City Limit line common to Keller and North Richland Hills, North 89 degrees 50 minutes 50 seconds East, 2008.3 feet to a 1 inch steel rod found, said point being at the intersection of the North line of said Wilson Lane with the approximate centerline of Keller-Smithfield Road; THENCE with said Keller-Smithfield Road (County Road No. 3076) approximate occupied centerline, South 00 degrees 16 minutes West, a distance of 630.00 feet to the point of beginning; THENCE South 00 degrees 16 minutes West, continuing with Keller-Smithfield Road, a distance of 465.00 feet to a point for a corner; THENCE South 82 degrees 45 minutes 07 seconds West, a distance of 800.54 feet to a point for a corner; THENCE South 82 degrees 08 minutes West, a distance of 463.82 feet to the beginning of a curve to the left; Page 2 THENCE along the said corner to the left with a radius of 2233.31 feet, a central angle of 2 degrees 36 minutes a distance of 101.34 feet to a point for a corner; THENCE South 79 degrees 32 minutes West, a distance of 91.48 feet to the beginning of a curve to the left; THENCE along the said curve with a radius of 1579.85 feet and a central angle of 5 degrees 14 minutes, a distance of 144.30 feet to a point for a corner; THENCE South 74 degrees 18 minutes West, a distance of 211.11 feet to the beginning of a curve to the left; THENCE along the said curve with a radius of 3807.52 feet and a central angle of 1 degree 31 minutes, a distance of 100.79 feet to a point for a corner; THENCE South 74 degrees 19 minutes 19 seconds West, a distance of 113.22 feet to a point for a corner; THENCE North 00 degrees 24 minutes 19 seconds West, a distance of 334.60 feet to a point for a corner; THENCE South 88 degrees 27 minutes 20 seconds East, a distance of 400.00 feet to a point for a corner; THENCE North 64 degrees 58 minutes 58 seconds East, a distance of 1020.74 feet to a point for a corner; THENCE North 85 degrees 16 minutes East, a distance of 675.00 feet to the point of beginning and containing 17.19 acres, more or less of property.
