AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-152 the following described property shall
be rezoned from C-1 to C-1-Specific Use-Sale of Beer for off premise
consumption.
ALL that certain tract or parcel of land situated in the William D. Barnes
Survey, Abstract 146, Tarrant County, and being a portion of a tract as
recorded in Volume 6684, Page 399, Deed Records, Tarrant County, Texas, and
being more particularly described as follows:
BEGINNING at a point in the existing north right-of-way line of Starnes
Road, and the existing west R.O.W. line of Smithfield-Keller Road, said
point being the southeast corner of a tract of land conveyed to United
Savings Association of Texas, and described in the deed recorded in Volume
6684, Page 399, Deed Records of Tarrant County, Texas;
THENCE North 89 degrees 50 minutes 00 seconds West with the north R.O.W. of
Starnes Road a distance of 160.00 feet for corner;
THENCE North 00 degrees 10 minutes 00 seconds East a distance of 160.00
feet for corner;
THENCE South 89 degrees 50 minutes 00 seconds East a distance of 177.23
feet for corner; said corner being in the existing west R.O.W. of
Smithfield-Keller Road;
THENCE South 06 degrees 18 minutes 41 seconds West along the west R.O.W. of
Smithfield-Keller Road a distance of 160.93 feet to the point of beginning
and containing 26,966 square feet or 0.619 acres of land, more or less.

This property is located at the northwest corner of Smithfield-Keller Road
and Starnes Road.

PZ-85-152 IS HEREBY REZONED C-1-SPECIFIC USE-SALE OF BEER FOR OFF PREMISE
CONSUMPTION THIS 10th DAY OF FEBRUARY, 1986.
