AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-153 the following described property shall
be rezoned from R-1 to R-2.
BEING a tract of land situated in the J.M. Vandusen Survey, Abstract 1588,
City of North Richland Hills, Tarrant County, Texas, and being all of Tract
D, Meadow Lakes Addition, an addition to the City of North Richland Hills,
Texas, as recorded in Volume 388-123, Page 28, Plat Records, Tarrant
County, Texas and being a portion of Fossil Creek Trails, an addition to
the City of North Richland Hills, Texas as recorded in Volume 388-87, Pages
46-47, Plat Records, Tarrant County, Texas, said tract being more
particularly described as follows:
BEGINNING at an iron rod at the southeast corner of Meadow Lakes, 1st
Filing, an addition to the City of North Richland Hills, Texas as recorded
in Volume 388-123, Pages 27-28, Deed Records, Tarrant County, Texas; said
point also being in the north line of Meadow Lakes Drive (an 90 foot
R.O.W.);
THENCE North 00 degrees 11 minutes 08 seconds West, along the east line of
said Meadow Lakes 1st Filing, a distance of 168.43 feet to an iron rod for
corner;
THENCE North 89 degrees 34 minutes 04 seconds East, a distance of 812.00
feet to an iron rod for corner;
THENCE South 00 degrees 32 minutes 03 seconds East, a distance of 111.62
feet to an iron rod for corner in the north R.O.W. line of said Meadow
Lakes Drive; said point also being the beginning of a non-tangent curve to
the right having a central angle of 12 degrees 12 minutes 15 seconds, a
radius of 1298.28 feet, a tangent of 138.79 feet, and a chord bearing and
distance of South 83 degrees 33 minutes 49 seconds West, 276.01 feet;
THENCE Southwesterly along said non-tangent curve to the right and said
north R.O.W. LINE OF Meadow Lakes Drive, an arc distance of 276.54 feet to
an iron rod at the end of said curve;

THENCE South 89 degrees 36 minutes 27 seconds West, along said north R.O.W.
line of Meadow Lakes Drive, a distance of 300.00 feet to an iron rod at the
beginning of a curve to the left having a central angle of 13 degrees 32
minutes 48 seconds, a radius of 1017.79 feet, and a tangent of 120.88 feet;
THENCE Southwesterly along said curve to the left and said north R.O.W.
line of Meadow Lakes Drive, an arc distance of 240.64 feet to the point of
beginning and containing 2.6093 acres of land.
This property is located on the north side of Meadow Lakes Drive at Lariat
Drive.

ACTING IN REGULAR SESSION THAT THE ABOVE DESCRIBED PROPERTY IN CASE NO.
PZ-85-153 IS HEREBY REZONED R-2 THIS 10th DAY OF FEBRUARY, 1986.
STIPULATION: MINIMUM 10,400 SQUARE FOOT LOTS AND 2,000 SQUARE FOOT HOUSES
