BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF NORTH
RICHLAND HILLS, TEXAS that:
1.
The City Manager be, and is hereby, authorized to execute a Partial Release of
Lien on the Graham Ranch Partners, Ltd. Property as the act and deed of the City.
PASSED AND APPROVED this the 27th day of July, 2009.

DRAINAGE EASEMENT PROPERTY
Being 3.047 acres in the William Mann Survey, Abstract No. 1010, Tarrant County,
Texas and being a portion of that 37.00 acre tract described in a deed to Billy J.
Graham and Ernestine Graham and recorded in Volume 4204, Page 116, Deed
Records, Tarrant County, Texas and being more particularly described as follows:
Beginning at a 5/8" iron with cap found at the common westerly corners of Lots 24 and
34, Block 1, Graham Ranch, Phase One, an addition to the City of North Richland Hills
as shown on the map recorded in Cabinet A, Slide 11065, Plat Records, Tarrant
County, Texas;
Thence S 00 degrees 26 minutes 13 seconds E with the westerly line of said Lot 34,
110.00 feet to the southwest corner of said Lot 34, being in the southerly line of said
37.00 acre tract and in the northerly line of Richfield Subdivision, an addition to the City
of North Richland Hills as shown on the plat recorded in Volume 388/169, Page 18, said
plat records;
Thence S 89 degrees 33 minutes 47 seconds W with the southerly line of said 37.00
acre tract and the northerly line of said Richfield Subdivision, 765.74 feet to a 5/8" iron
with cap found at the southwest corner of said 37.00 acre tract, the northwest corner of
said Richfield Subdivision, the northeast corner of Windsor Park Addition, an addition to
the City of North Richland Hills as shown on the map recorded in Volume 388/201,
Page 3, said plat records and at the southeast corner of a 9.064 acre tract described in
a deed to Johnson Diversified Enterprises, Inc. and recorded under Tarrant County
Clerk's File No. D207372342;
Thence N 00 degrees 25 minutes 29 seconds W with the westerly line of said 37.00
acre tract and the easterly line of said 9.064 acre tract, at 200.13 feet pass a 5/8" iron
found at the common easterly corner of said 9.064 acre tract and a 13.278 acre tract
described in a deed to Johnson Diversified Enterprises, Inc. and recorded under Tarrant
County Clerk's File No. D207319895 and continue on with the westerly line of said
37.00 acre tract and the easterly line of said 13.278 acre tract for a total distance of
578.39 feet to a point from which a ~/2" iron found in the southerly line of Hightower Drive
that is in the westerly line of said 37.00 acre tract and at the northeast corner of said
13.278 acre tract bears N 00 degrees 25 minutes 29 seconds W, 732.82 feet;
Thence N 89 degrees 34 minutes 31 seconds E, 95.00 feet;
Thence S 00 degrees 25 minutes 29 seconds E, 389.11 feet;
Thence S 52 degrees 19 minutes 54 seconds E, 128.45 feet;
Thence N 89 degrees 33 minutes 47 seconds E, 569.62 feet to the point of beginning
and containing 3.047 acres or 132,733 square feet.
