ORDINANCE NO. 1250
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-71 the following described property shall
be rezoned from AG to R-2.
BEING a 1,6885 acre tract of land in the T.K. Martin Survey, Abstract 1055,
Tarrant County, Texas; said 1.6885 acre tract being the residue of a 3.2085
acre tract of land conveyed to Willis Davis by Warranty Deed recorded in
Volume 7013, Page 2301, of the Deed Records of Tarrant County, Texas; said
1.6885 acre tract being more particularly described by metes and bounds as
follows:
BEGINNING at the most westerly north corner of Nob Hill Addition as
recorded in Volume 388-183, Page 54, Plat Records of Tarrant County, Texas;
said point also being a southwest corner of the 1.6885 acre tract;
THENCE North 00 degrees 02 minutes 26 seconds West along a west line of the
1.6885 acre tract for a distance of 128.06 feet to an iron pin for corner;
THENCE South 89 degrees 55 minutes 04 seconds West along a south line of
the 1.6885 acre tract for a distance of 134.89 feet to a point for corner;
THENCE North 00 degrees 03 minutes 42 seconds West for a distance of 29.95
feet to a point for corner;
THENCE South 89 degrees 53 minutes 29 seconds West along a south line of
the 1.6885 acre tract for a distance of 329.82 feet to a point for corner
in the east line of Crane Road;
THENCE North 00 degrees 01 minutes 06 seconds East along the said east line
of Crane Road for a distance of 30.02 feet to a point for corner;
THENCE North 89 degrees 55 minutes 55 seconds East along the north line of
the 1.6885 acre tract for a distance of 329.81 feet to an angle point;
THENCE North 89 degrees 53 minutes 09 seconds East continuing along the
north line of the 1.6885 acre tract for a distance of 94.75 feet to an
angle point;

THENCE North 89 degrees 40 minutes 02 seconds East continuing along the
north line of the 1.6885 acre tract for a distance of 39.91 feet to an
angle point;
THENCE North 89 degrees 17 minutes 06 seconds East continuing along the
north line of the 1.6885 acre tract for a distance of 269.50 feet to a
point for corner at the northeast corner of the 1.6885 acre tract;
THENCE South 00 degrees 40 minutes 07 seconds East along the east line of
the 1.6885 acre tract for a distance of 59.16 feet to an angle point at the
most northerly northwest corner of Nob Hill Addition;
THENCE South 00 degrees 24 minutes 44 seconds East along the common line
between the 1.6885 acre tract and Nob Hill Addition fir a distance of
108.23 feet to a point for corner;
THENCE South 68 degrees 24 minutes 11 seconds West continuing along the
common line for a distance of 91.71 feet to a point for corner;
THENCE South 31 degrees 32 minutes 26 seconds West continuing along the
common line for a distance of 56.50 feet to a point for corner in a curve
to the left whose radius bears South 31 degrees 32 minutes 26 seconds West,
50.0 feet;
THENCE along said curve to the left in a westerly direction for a distance
of 53.39 feet to a point for corner;
THENCE North 29 degrees 38 minutes 27 seconds West continuing along the
common line for a distance of 65.11 feet to an iron pin for corner;
THENCE North 89 degrees 57 minutes 34 seconds West continuing along the
common line for a distance of 73.00 feet to the point of beginning and
containing 73,550 square feet or 1.6885 acres.

This property is located east of Crane Road and adjacent to Nab Hill
Addition.
