AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-59 the following described property shall
be rezoned from U and R-7-MF to C-1.
THE DESCRIPTION OF a 5.53 acre tract of land situated in the City of North
Richland Hills, Texas; said tract being a portion of Lot 1, Block 25, Snow
Heights Addition, as recorded in Volume 388-124, Page 100, Plat Records,
Tarrant County, Texas; said 5.53 acre tract being more particularly
described by metes and bounds as follows:
BEGINNING in the south line of said Lot 1, Block 25, Snow Heights Addition,
and being the northeast corner of Lot 7R, Block 21R, Snow Heights Addition,
as recorded in Volume 388-17, Page 417, Plat Records, Tarrant County, .
Texas;
THENCE North 00 degrees 01 minutes West, a distance of 293.61 feet to a .
point in the north line of said Lot 1, Block 25, and being in the south
right-of-way line of Interstate Loop 820 and being at a point in a curve to
the right;
THENCE along said curve to the right and the south R.O.W. of I.S. Loop
820, said curve having a radius of 5554.58 feet, a distance of 615.42 feet
to a point at the beginning of another curve to the right;
THENCE along the curve, and continuing along the south R.O.W. line of I.S.
Loop 820, said curve having a radius of 5604.58 feet, a distance of 598.15
feet to a point for corner;
THENCE South 00 degrees 03 minutes East, 41.05 feet to an angle point;
THENCE South 00 degrees 01 minutes East, 25.30 feet to a point for corner;
THENCE South 89 degrees 59 minutes West, along the north property line of
Block 20 and a portion of Block 21R, Snow Heights North, for a distance of
1,189.70 feet to the point of beginning and containing 5.53 acres of land.

This property is located on the south side of Northeast Loop 820 and
bounded on the west by Richland Hills Church of Christ.
DENIED BY THE PLANNING AND ZONING COMMISSION THIS 13th DAY OF JUNE, 1985.

PZ-85-59 IS HEREBY REZONED C-1 THIS 12th DAY OF AUGUST, 1985.

*Stipulation: No high-rise office buildings, no hospitals, no hotels/motels,
a 6 foot masonry fence be required along the entire south line, indirect
lighting not to shine in residential property owners' yards to the south,
a free standing building be allowed in front of the strip center facing
Loop 820 only on the parcel that would be on the west side of Vance Road
extension, and no separate free standing building be allowed (one strip
center allowed) on the east side of Vance Road extension.
