ORDINANCE NO. 1200
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-24 the following described property shall
be rezoned from C-1 and AG to C-1.
ALL that certain tract or parcel of land out of the Stephen Richardson
Survey, Abstract 1266, Tarrant County, Texas, and being further described
by metes and bounds as follows:
BEGINNING at a point at the Easterly Southeast corner of a 41.7 acre tract
of land in said Richardson Survey as described in deed recorded in Volume
847, Page 436, Deed Records, Tarrant County, Texas, said point also being
in the Westerly R.O.W. line of Farm Market Road #1938, Davis Boulevard (a
120 foot R.O.W.);
THENCE Southwesterly with said R.O.W. line and with a curve to the right
having a radius of 1849.8 feet, a total arc distance of 93.0 feet to a
point at the end of said curve;
THENCE South 45 degrees 42 minutes West with said R.O.W. line, passing a
point at the Easterly Southeast corner of Cherokee Estates, an addition to
the City of North Rich1and Hills, as recorded in Volume 388-68, Page 19,
Deed Records, Tarrant County, Texas at 501.9 feet and continuing a total of
771.3 feet to a point in the Southerly R.O.W. line of Cherokee Trail;
THENCE North 59 degrees 36 minutes West with said Southerly R.O.W. line,
501.4 feet to a point;
THENCE North 27 degrees 04 minutes East passing the center line of the
proposed L.D. Lockett Road at 455.6 feet and continuing with the center
line of a proposed road, a total of 823.1 feet to a point at the beginning
of a curve to the left whose radius point bears North 62 degrees 56 minutes
West, at 550.0 feet;
THENCE Northerly continuing with said proposed center line and said curve a
total arc distance of 82.5 feet to a point;

THENCE North 82 degrees 51 minutes East, 469.7 feet to a point;
THENCE South 88 degrees 39 minutes East, 200.0 feet to a point in the East
boundary line of said 41.7 acre tract;
THENCE South 01 degrees 21 minutes West with said East boundary line, 522.5
feet to the place of beginning and containing 17.2 acres of land, more or
less.
This property is located in the northern part of the city generally east
and west of Davis Boulevard at its intersection with Shady Grove Road.
