ORDINANCE NO. 1213
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-32 the following described property shall
be rezoned from AG to R-3.
ALL that certain tract or parcel of land situated in the John McComas
Survey, Abstract 1040, Tarrant County, and being a portion of a tract as
recorded in Volume 1211, Page 443, Deed Records, Tarrant County, Texas, and
being more particularly described as follows:
BEGINNING at a fence corner in the west line of Smithfield Road (a public
right-of-way) and being west a distance of 5.0 feet from an iron rod and
being in the south line of said tract as recorded in Volume 1211, Page 443,
Deed Records, Tarrant County, Texas, and also being by deed call South 89
degrees 24 minutes West a distance of 27.0 feet and North 0 degrees 10
minutes West a distance of 760.83 feet from the Southeast corner of said
John McComas Survey, said point also being the Northeast corner of a 1.38
acre tract conveyed to John M. Autry and described in Deed recorded in
Volume 7037, Page 225, Deed Records, Tarrant County, Texas;
THENCE South 89 degrees 42 minutes 50 seconds West with the South boundary
line of said tract recorded in Volume 1211 and the North boundary line of
said tract recorded in Volume 7037, in all a total distance of 950.00 feet
to a ~ inch diameter steel rod, said point being in the East right-of-way
line of Hewitt Street (a public right-of-way);
THENCE North 0 degrees 90 minutes 30 seconds East with said right-of-way
line, 267.40 feet to a point, said point being the Southwest corner of a
tract described in Volume 3942, Page 353, Deed Records, Tarrant County,
Texas, from which a steel rod bears South 89 degrees 24 minutes 40 seconds
West at 5.00 feet;
THENCE North 89 degrees 24 minutes 40 seconds East with the South boundary
line of said tract recorded in Volume 3942 and with the South boundary line
of a tract described in Volume 5405, Page 529, Deed Records, Tarrant
County, Texas, a total distance of 947.15 feet to a point in the West
right-of-way line of said Smithfield Road, from which a steel rod bears
North 89 degrees 24 minutes 40 seconds East at 5.00 feet;

THENCE South 0 degrees 27 minutes 10 seconds East with said West
right-of-way line, 272.40 feet to the place of beginning and containing
5.8772 acres of land, more or less.
This property is located approximately 521 feet north of Chapman Road
between Smithfield Road and Hewitt Street.
