ORDINANCE NO. 1144
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-84-42 the following described property shall
be rezoned from R-7-MF-PD to U-PD with the following stipulations:
1. The Multi-Family classification be changed to U-PD (School, Church
and Institution District);
2. The turn around requirement be deleted;
3. The masonry wall requirement be deleted;
4. The one-way requirement for Colonial Parkway be deleted;
5. That Colonial Parkway be under construction prior to any
construction of the church or the condos and be finished
prior to granting a certificate of occupancy;
6. The street be a minimum of 48 feet of pavement or 68 foot R.O.W.
BEING a tract of land in Tarrant County, Texas out of the T. Akers Survey,
Abstract 19, and the W.A. Trimble Survey, Abstract 1520, and the R.P.
Barton Survey, Abstract 175, and being more particularly described as
follows:
BEGINNING at an iron rod for corner in the south line of Interstate Loop
820 (350-foot R.O.W.) and the east line of the St. Louis and Southwestern
Railroad (lOa foot R.O.W.);
THENCE North 89 degrees 03 minutes 57 seconds East, along the south line of
said Loop 820, a distance of 2595.37 feet to an iron rod for corner;
THENCE South 00 degrees 11 minutes 09 seconds East, leaving south line of
said Loop 820, a distance of 254.82 feet to an iron rod for corner; said
point lying on the north line of the TESCO easement (a 75 foot easement) as
recorded in Volume 2868, Page 449 of Deed Records, Tarrant County, Texas;
THENCE South 65 degrees 37 minutes 06 seconds West, with said north line of
TESCO easement, a distance of 390.93 feet to an iron rod for an angle
point;
THENCE South 71 degrees 58 minutes 07 seconds West, with said north line of
TESCO easement, a distance of 1808.96 feet to an iron rod for corner; said
point being on a non-tangent curve to the right, said curve having a
central angle of 05 degrees 07 minutes 36 seconds, a radius of 1009.79
feet, a tangent length of 45.21 feet, and a tangent bearing of North 13
degrees 16 minutes 06 seconds East;

THENCE along said curve to the right, an arc distance of 90.35 feet to the
south line of the TESCO easement;
THENCE South 71 degrees 58 minutes 07 seconds West, a distance of 1141.44
feet along said south line of TESCO easement to an iron rod for corner;
THENCE North 02 degrees 27 minutes 46 seconds East, a distance of 41.54
feet to the centerline of said TESCO easement to an iron rod for corner;
THENCE North 42 degrees 49 minutes 08 seconds West, a distance of 255.49
feet to the south line of the St. Louis and Southwestern Railroad; said
point also being the beginning of a non-tangent curve to the left having a
central angel of 16 degrees 25 minutes 51 seconds, a radius of 1702.95
feet, a chord bearing of North 38 degrees 57 minutes 57 seconds East, and a
chord distance of 486.69 feet;
THENCE in a northeasterly direction along the south line of the St. Louis
and Southwestern Railroad along said non-tangent curve to the left, an arc
distance of 488.36 feet to an iron rod at the end of said curve;
THENCE North 30 degrees 45 minutes 01 seconds East, a distance of 892.16
feet to the point of beginning and containing 53.8861 acres of land.
This property is located on the south side of Northeast Loop 820, west of
Rufe Snow Drive, and bounded on the south by the TESCO right-of-way..
