AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-6 the following described property shall be
rezoned from AG to C-1.
BEING a tract of land out of the Stephen Richardson Survey, Abstract 1266,
in Tarrant County, Texas, and being described by metes and bounds as
follows:
BEGINNING at an iron pin for corner at the point of intersection of the
north line of Green Valley Drive, and the west line of Davis Boulevard (FM
1938) and being south 89 degrees 21 minutes 53 seconds East a distance of
2539.4 feet from the southeast corner of the Alex Hood Survey, Abstract
683, said point also being 25.00 feet north from the southeast corner of
that certain 38.07 acre tract of land conveyed to W.V. McClure by deed
recorded in Volume 4026, Page 344, of the Deed Records of Tarrant County,
Texas;
THENCE North 00 degrees 50 minutes 43 seconds East along the west line of
said Davis Boulevard for a distance of 576.21 feet to an iron pin for
corner and the beginning of a curve to the right having a central angle of
09 degrees 25 minutes 49 seconds and a radius of 1949.23 feet;
THENCE continuing along said curve to the right with the west line of said
Davis Boulevard for a distance of 320.82 feet to an iron pin for corner;
THENCE North 00 degrees 30 minutes 37 seconds West for a distance of 414.96
feet to an iron pin for corner;
THENCE South 89 degrees 27 minutes 15 seconds East for a distance of 127.31
feet to an iron pin for corner, said point being in the west line of said
Davis Boulevard, and said point also lying in a curve to the right having a
central angle of 05 degrees 20 minutes 09 seconds and a radius of 1949.23
feet;
THENCE continuing along said curve to the right and the west line of said
Davis Boulevard for a distance of 181.53 feet to a point for corner;

THENCE North 61 degrees 40 minutes 13 seconds West for a distance of 478.20
feet to a point for corner, said point being the beginning of a curve to
the left having a central angle of 24 detrees 10 minutes 37 seconds and a
radius of 2427.43 feet;
THENCE continuing along said curve to the left for a distance of 1024.30
feet to a point for corner, said point being the beginning of a curve to
the right having a central angle of 18 degrees 13 minutes 07 seconds and a
radius of 834.00 feet;
THENCE continuing along said curve to the right for a distance of 265.19
feet to a point for corner;
THENCE South 778.58 feet to a point for corner, said point being in the
north line of Green Valley Drive;
THENCE South 89 degrees 21 minutes 53 seconds East along the north line of
said Green Valley Drive for a distance of 719.94 feet to the point of
beginning and containing 21.5440 acres of land, more or less.
This property is located on the west side of Davis Boulevard at Green
Valley Drive.
