ORDINANCE NO. 1194
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-18 the following described property shall
be rezoned from R-3 to 1-2.
BEING a 31.459 acre tract of land out of the T. Akers Survey, Abstract 19,
Tarrant County, Texas, said 31.459 acre tract of land being a portion of
that certain tract of land conveyed to Centennial Homes, Inc. by deed
recorded in Volume 5186, Page 542, Tarrant County Deed Records, said 31.459
acre tract of land being more particularly described by metes and bounds as
follows:
BEGINNING at a point in the north line of said T. Akers Survey and in the
south line of the W. J. Miller Survey, Abstract 1020, Tarrant County,
Texas, said point being South 89 degrees 49 minutes 30 seconds East, 732.18
feet from a ~ inch iron pin found at the southeast corner of Lot 1, Block
28, Browning Heights North, Section 4, an addition to the City of Watauga,
Tarrant County, Texas, as recorded in Volume 388-35, Page 66, Tarrant
County Plat Records;
THENCE South 89 degrees 49 minutes 30 seconds East 126.82 feet along said
survey line and along the north line of said Centennial Homes tract to a ~
inch iron pin found at the southwest corner of the Sunnybrook Addition,
Phase V, as recorded in Volume 388-142, Page 22, Tarrant County Plat
Records;
THENCE South 89 degrees 40 minutes East 723.20 feet along said survey line
and along the south line of said Sunnybrook Addition, Phase V, to a ~ inch
iron pin found at the northeast corner of said T. Akers Survey and the
northwest corner of the E. M. D. King Survey, Abstract 892, Tarrant County,
Texas, and also being the northwest corner of Block 3 of Industrial Park
Addition, 2nd filing, as recorded in Volume 388-137, Page 54, Tarrant
County Plat Records;
THENCE South 00 degrees 13 minutes 44 seconds East 1610.48 feet along the
east line of said T. Akers Survey and the west line of said King Survey to
the northwest corner of a strip of land conveyed to E-Systems, Inc. Pool
Trust, as recorded in Volume 7077, Pages 152 through 155, Tarrant County
Deed Records;

THENCE North 89 degrees 54 minutes 09 seconds West 850.00 feet along the
north line of said E-Systems property;
THENCE North 00 degrees 13 minutes 44 seconds West 1613.63 feet to the
point of beginning and containing 31.459 acres of land, more or less.
This property is located west of Wuligar Way and bounded on the north by
the City of Watauga.

PZ-85-18 IS HEREBY REZONED 1-2 THIS 13th

EXHIBIT A
(1) A 50 foot rear building line be established for the tract.
(2) No dock or loading facility be located closer than 75 feet to the
rear of the property line.
(3) That a minimum 4 foot berm be constructed and maintained in the first
25 feet adjacent to the residential property line and a shrubbery screen
of an additional 4 feet be planted and maintained on the berm for the
purpose of providing a sight screen for the residential area to the
north.
(4) no direct lighting into the backyards of the adjacent homes.
