ORDINANCE NO. 1198
AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH SECTION XXVIII, AMENDMENTS, OF ZONING
ORDINANCE #1080 OF THE CITY OF NORTH RICHLAND
HILLS, TEXAS, PASSED, APPROVED, AND ADOPTED
BY THE PLANNING AND ZONING COMMISSION AND THE
CITY COUNCIL OF THE CITY OF NORTH RICHLAND
HILLS, JANUARY 9, 1984
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-85-22 the following described property shall
be rezoned from C-1 and AG to C-1.
ALL that certain tract or parcel of land out of the Thomas Peck Survey,
Abstract 1210, Tarrant County, Texas, and being further described by metes
and bounds as follows:
BEGINNING at a point at the intersection of the South R.O.W. line of
Keller-Shady Grove Road (a public R.O.W. of approximately 50.0 feet in
width) and the Westerly R.O.W. line of Farm Market Road #1938, Davis
Boulevard (a 120.0 foot public R.O.W.);
THENCE South 30 degrees 37 minutes West with said Westerly R.O.W. line,
1480.6 feet to a point;
THENCE West, 1217.5 feet to a point at the Northwest corner of the Rich1and
Hills Riding Club tract;
THENCE North 60 degrees 00 minutes West, 157.6 feet to a point in the
center line of a proposed street;
THENCE North 40 degrees 49 minutes East, 402.6 feet to a point at the
beginning of a curve to the left whose radius point bears North 49 degrees
10 minutes 50 seconds West at 1000.0 feet;
THENCE Northerly continuing with said center line and with said curve a
total arc distance of 658.8 feet to a point at the end of said curve;
THENCE North 03 degrees 04 minutes East continuing with said center line,
43.3 feet to a point at the beginning of a curve to the right whose radius
point bears South 86 degrees 55 minutes 40 seconds East at 800.0 feet;
THENCE Northerly continuing with said center line and said curve to the
left a total arc distance of 222.6 feet to a point at the end of said
curve;
THENCE North 19 degrees 01 minutes East continuing with said center line,
38.0 feet to a point in the South R.O.W. line of Keller-Shady Grove Road;

THENCE South 89 degrees 46 minutes East with said R.O.W. line, 1545.9 feet
to the place of beginning and containing 40.4 acres of land, more or less.
This property is located in the northern part of the city generally east
and west of Davis Boulevard at its intersection with Shady Grove Road.
