AN ORDINANCE REZONING PROPERTY IN ACCORDANCE
WITH ARTICLE XXIX CHANGES AND AMENDMENTS,
SECTION 1 OF ORDINANCE #179, ZONING ORDINANCE
OF THE CITY OF NORTH RICHLAND HILLS, TEXAS,
PASSED, APPROVED, AND ADOPTED BY THE PLANNING
AND ZONING COMMISSION AND THE CITY COUNCIL OF
THE CITY OF NORTH RICHLAND HILLS, NOVEMBER 13, 1967,
AS AMENDED JANUARY 27, 1975
AFTER APPROPRIATE NOTICE AND PUBLIC HEARING THE FOLLOWING RECOMMENDATION
IS SUBMITTED TO THE CITY COUNCIL OF THE CITY OF NORTH RICHLAND HILLS BY
THE PLANNING AND ZONING COMMISSION:
RESOLVED that on Case No. PZ-83-49 the following described property shall
be rezoned from 1F-9-1500-0ne Family Dwellings to 1F-8-1400-0ne Family
Dwellings.
Council Stipulation: 1F-8-1500
BEING a tract of land in the Thomas Sprouse Survey, Abstract 1399, situated
in Tarrant County, Texas and being a portion of a 84.686 acre tract and
covering a portion of North Richland Hills Estates as shown on a plat of
record in Volume 388-119, Page 24, Plat Records, Tarrant County, Texas, and
being more particularly described by metes and bounds as follows:
BEGINNING at an iron pin for the southeast corner of the herein described
tract, said point being South 89 degrees 45 minutes West 20.0 feet from the
southeast corner of said Thomas Sprouse Survey;
THENCE South 89 degrees 40 minutes 25 seconds West along the occupied South
line of said Sprouse Survey 2007.30 feet to an iron pin;
THENCE South 89 degrees 28 minutes 50 seconds West 599.93 feet continuing
along the occupied south line of said Sprouse Survey to an iron pin in the
Easterly line of Rufe Snow Drive;
THENCE North 0 degrees 08 minutes 10 seconds East 858.14 feet along said
east line to an iron pin in same, said point being the PC of a non
concentric curve to the left whose center bears North 89 degrees 49 minutes
36 seconds West 1076.0 feet;
THENCE with the arc of said curve 163.35 feet to an iron pin in same for
corner;
THENCE South 89 degrees 58 minutes 35 seconds East 504.11 feet to an iron
pin for corner;
THENCE North 9 degrees 00 minutes West 377.92 feet to an iron pin for
corner in the Northerly line of the above referenced 84.686 acre tract;
THENCE North 87 degrees 34 minutes 10 seconds East 2173.08 feet to an iron
pin for corner in the West R.O.W. line of Douglas Lane.

THENCE South 0 degrees 02 minutes 16 seconds East along said R.O.W. line
883.89 feet to an iron pin in same for corner;
THENCE North 87 degrees 55 minutes 28 seconds West 250.0 feet to an iron
pin for corner;
THENCE South 0 degrees 00 minutes 33 seconds East 150.0 feet to an iron pin
for corner;
THENCE South 87 degrees 49 minutes 18 seconds East 250.0 feet to an iron
pin for corner in the West R.O.W. line of Douglas Lane;
THENCE South 0 degrees 02 minutes 25 seconds East 434.92 feet continuing
along said R.O.W. line to the point of beginning and containing 80.308
acres.
This property is located on the east side of Rufe Snow Drive, bounded on
the east by Douglas Lane, and is approximately 906 feet south of Bursey
Road.
